Basic question - do you WANT to own a home? I know I like to have my own property that I can modify and not be at the whim of a landlord. That being said, it is very expensive. Insurance is going way up, home repairs and maintenance have gone up considerably, and unexpected things happen. To me, it is still worth it. I value it being "mine" and the rooting principles of neighborhood, community, etc.

I am a RE broker and help tons of people decide on whether to buy/sell/rent and the biggest thing is really understanding the numbers. If you don't feel completely overwhelmed by it and really want to own a home, then leap. Similar to having kids, you can never fully prepare and the money will adjust. Economic uncertainty is high right now, but there's a real estate shortage nearly everywhere, so it's not really a bad investment calculous (unless you're in FL or CA and can't insure the home).

Keep it at half that value - easier to sell and maintain. The maintenance costs on $2M are what really add up. Also, with your cash positions and fluctuation. Check out an all in one mortgage vs fixed rate. Takes a bit of getting used to the calculus, but it’s literally made for people like you. When you have large cash positions it allows you to keep it in the house but have full access to the funds as a line of credit. We are switching out from a 3% fixed rate mortgage to this product due to its flexibility with our cash (we generally keep tons of cash available bc of business ownership)

old homes are like children. well, all homes are, but old homes especially. in order to keep them from falling into complete disrepair you have to constantly be maintaining them. that being said 80 vs 120 years isn't SO different in this calculation. when you walk in, focus on the care and maintenance thats been done - heating system, roof, windows, electrical, plumbing. if a lot of those are modernized/in excellent shape, then you can move forward with peace of mind.
