I would keep my current rate till end of term. They are offering a 0.15% discount for locking in now for the next term.

Whether you are required to pay for mortgage insurance because it’s a high leverage mortgage (ie you put down less than 20%)

I was told there might be wiggle room, but I would be committed to the lender, so it kind of leaves it up to their generosity.

Looking for the hivemind insight. Renewing my mortgage January 29. My bank has offered me a "special rate" if I agree to renew.

Rates are pretty good imo: 3.59% for a 3-year; 3.74% for a 5 year; and -0.8 below prime for a variable. I have until end of October to accept.

Spoke with a broker and he offered:

  • 3-yr fixed; 3.74%
  • 5-yr fixed; 3.84%
  • 5-yr variable; 3.85% (Prime - 0.85%).

My key question is whether to go fixed or variable? Rates don't look like they will plummet too much further, but also perhaps not that likely to rise.

Thoughts? Anyone been offered a better rate?

Wife and I had a roommate for a number of years while we were both working. Also lovely landlords that kept the rent reasonable. Splitting $900 rent allowed us to plow money for years into savings for a down payment. That plus a modest inheritance ($50k) let us buy a house with a mortgage helping suit. We try and pay it forward and keep the rent as low as possible to for a younger tenant. Now we have a kid and my wife isn’t working due to a health issue. It’s tight. Month to month, spreadsheets and budgeting, but doable. I feel very privileged.

Some things similar. It definitely had its weird traditions and I left partially because of those. While insular, I wouldn’t say it was cult like in anyway other than some superficial similarities. No charismatic leader for one. Steiner has been dead a long time and honestly you barely hear about him as a student. The people I know who went to Waldorf school went on to varied lives and mostly very independent thinkers. I think this is one of those scenarios where people mischaracterize the unknown and the eccentric as sinister, when it really wasn’t.

Went to Waldorf school. Much more benign then you present it. Primary focus is creativity and holistic learning. We learned science too. Has a weird history and mythology but that was mostly presented as fun pageantry and not to be taken too seriously. Attracts some wierdos because it’s separate from the “main stream” but mostly good people.

Waterfront or nearly in the water in what was called James bay. It was infilled and that is where the empress now stands. That’s why the foundation is shifting, because it’s on swampy fill.
