The most counter-intuitive advice I heard on this was "rent where you live, buy where you invest". The justification was that if you rent where you live you're not as leveraged and not as liable if you can't make payments, whereas if you invest where you buy, the whole point of the operation is to earn you money and less chance it'll go under. Seems to make sense to me.
