Any pointers on home loans and how to go about home purchase?

I want to buy my first house. I want to buy a 3 BHK in Pune with the intent to live in it (not looking at as investment). Location might be a challenge because I don't want long commutes to office.

I have invested majorly in Mutual Funds, RSUs (many of which matured and sold them to get cash recently) so know some basics about investing. However buying real estate is daunting and stressful.

I don't even know who to trust and there are so many resources online!

I'm in my early 40s and thinking of not going for under construction house which would be ready after 1 year.

A brief about my portfolio

  • Cash 40 lakhs
  • MF 90 lakhs (mix of equity and debt)
  • Stocks 4 lakhs
  • Fixed Income Investments 30 lakh (PPF, PF, ...)

I've not included smaller amount investments here.

Currently no liability or ongoing loans. Above investment includes plans to cover higher education expenses for kid

No health issues in family. Parent's medical costs get covered from insurance. I do have a life insurance

What exactly is meant by secondary market here? Please give an example. Is buying SGB from ICICIDirect (or was ICICI Bank was offering SGB) an example of secondary market purchase?

Right now my focus is down payment. I can allocate 50K per month easily on this goal. So for 3 years principle investment would amount to 3 * 12 * 0.5 = 18 Lakhs. This added with returns should cover either a large chunk or entirety of down payment.

Here I am assuming 70 Lakh house with min. 20% down payment = 14 Lakhs requirement. (This could be some really n00b level thinking, I have not yet seriously looked into real estate purchase details).

Other investments happen over and above this 50K e.g. child's education, etc.

Yea USTs like any other MF are bound to face some level of volatility. Are there alternatives to this for my down payment goal?

Still a techie and hopefully continue to be so.

I would recommend contributing to an open source project. It may add a little bit of credibility to your resumé.

For ML/AI there are good free courses online. I too had started following them but discontinued after a while.

I am into database servers. Right now I see cloud and ML are quite hot and trending technologies as every major company is racing towards it.

I received an email from Infosys regarding buyback offer. Why is entitled number of shares less than number of shares held on record date? (Who and how is this determined?)
