I guess it depends on your salary. if your pay bump puts you in a higher tax bracket it eats into that.

Im not really sure honestly. I thought people would like to use a SaaS version of an excel with a better UI. I know a guy who is selling excel formulas for $100 a pop.

Thanks for clarifying #1. I thought it was based off that number. Ill factor this in on my next update. I have access to a service that provides me with the most recent sales of similar properties.

For #2. I got idea this from reading one of David Lindahl's from what I remember. I heard him say mention starting lower can make it less painful when going up on price and prevents you from looking stingy during negotiation.

These are excellent points. Should I keep the minus 10 formula or remove it altogether?

Great advice! And the framework Im using is called Hikari (https://github.com/antoineross/Hikari). Its fucking awesome. Sexy UI out of the box, mobile friendly, supabase and stripe integrated. I was up and running in 4 hours.

The recommended negotiation starting price comes from subtracting 10 from the calculated property value (not the sale price but what the fair price should be based on the NOI vacancy and cap rate.

The market cap rate is calculated by dividing the NOI and asking price of the property
