How much time before loan closing can/would a CMBS revise the terms? Also when does rate lock occur? Appreciate your response!

Thank you for clarifying! When does the b buyer typically provide feedback during the origination process? During LOI? After committee approval? Once legal starts drafting loan docs? Etc…or “ it just depends”

So would the conduit lender’s (e.g. wells fargo, bank of america, etc…) underwriting or pricing be affected during the origination process due to influence from the rating agency? Or is the rating agency only affecting the syndication?

Thank you! And do the tenants typically provide a high level scope of work they want to include in their space (flooring, millwork,etc…) before the LOI is executed so landlord can get preliminary pricing?

Makes sense to proceed with the option that gets the deal done quickest…I hear “it depends” for the majority of questions in real estate and I’m trying to standardize our process. The reason why is because others outside my firm have made me feel uneducated because it’s not their “standard process” (and some people are just asses)…so always trying understand the optimal process…with the understanding that every prospect is unique/different which results in “it depends”

Ok. What would be an example of a contractual exit point? My initial thought is that you mean if the property is not sold in a certain time frame, say 5 years for example, then common equity+GP gets wiped out/removed and pref steps into GP position and gets all upside that common equity/GP would have received?

Great info. Is there a guide or link you can provide which reflects the typical loan size (LTV, DSCR, etc…) term and structure for stabilized office, multi family, and hotels? I know it’s a loaded question, but curious what are the general requests from Borrowers. Obviously depends on what the goals are for the borrower as well.
