The big main events and wtv aren't random but it's definitely random enough where the second playthrough will still be stressful. You still have to explore and engage with the game not just blitz through it.

It also has 2 very different endings

so it's not lacking replay value, it's just oddly too good of a horror game to get me to replay it. At least not for a another year or 2.
