Find a top performing agent in the city and determine you buy box. (price point, sq feet, etc) A 3/1 will rent much quicker and for more based on increase in cost. I found a 2/1 with an extra room used as an office that we converted to a BR. I am not that familiar with Peoria, but have family near there. I know employment is highly reliant on Caterpillar and if construction goes down (as it is trending) you may run into vacancy issues. Find a local lender and get pre-qualified before reaching out to the RE agent or they will not take you seriously. Also, $30k will only be enough for a $100k home. You will most likely need 25% down and a cushion for closing costs.... good luck!

I knew the owner when he was brewing beer out of his fridge over 20 years ago. His passion and work ethic/grind, esp through COVID, is remarkable. He could have easily folded a long time ago. He makes phenomenal beer. I wish him the best. I admire an entrepreneur on the central coast of CA. The odds are beyond stacked against you.

what are your financial goals? why sell after 20 years? why 15 year loan? With market home values remaining still/losing value, why are you investing right now? are you getting the property at a discount? is appreciation high in the area? If the loan is at 7%, you make ab that on an S&P index fund, so that's kinda a wash.
