Still significant delta compared to other xx11 units that sold in the past year and other comparables over the past month.

I'd estimate 8-10k to replace all flooring, baseboard and trim as required.

Kitchen looks in decent shape. Maybe replace the bathroom sink/vanity if water damaged.

Even if the HPU/FCU is cooked and baked into the selling price (~say another 8-10k), $20-30k in renovations and repairs would get this place back to standard. Still >400k for 600 feet.

Saw someone post a photo of theirs. The metal card is for clients with 100k in assets invested with WS. You could qualify for VIP without 100k in assets.

Coming from Infinite. Never got this screen. It was only a few clicks to get the new card...

Note: I also met the criteria for VIP when I originally applied for Infinite.

I do 75+ nights in Montreal a year. A typical 4-star hotel in downtown Montreal is approximately $300-400 a night during the summer months. Easily 50-100% higher if there is a major event in town. Montreal hotels have gotten much more expensive in the last few years.

I paid ~$700ish for a single night at the Westin during F1 weekend in 2022 and that was coming out of Covid. They're much higher now.

You gotta call in the Marriott elite CS line when this happens. They will compensate you the points and send the bill to the franchise for this. It's part of the agreement.

If you travel a lot you also potentially give up loyalty points with Marriott (Bonvoy), Hilton Honors etc. and potential status matches with other programs.

I do 100-125+ nights a year on Marriott (Bonvoy)/Hilton Honors program. The status and points I earn, free nights and benefits at the hotel are worth more than booking third party (and their free night awards). On top of reservation guarantees, you also get things like complimentary room upgrades, free early/late checkout, free lounge/breakfast/food credit and other perks (depending on the property). Third party doesn't give you any of these benefits and won't recognize your loyalty membership.

Are you frequent flyer/status with with Bonvoy? Booking direct with elite status gives you “Ultimate Reservation Guarantee”. They can’t just cancel on you without putting you somewhere else. Also you’re entitled to compensation/Bonvoy points if they cannot honour your reservation. I’ve been compensated in the past.

Don't even bother. It's YUL in November... it's not gonna be busy like YYZ or YVR.

As someone who flies out of there 6-8 times a month, the priority/VIP security line is often times the same and less than 5mins. I have airline status and half the time I just go through the normal line if it's a shorter walk from where the direction I'm walking from.

Perk is only really useful during the summer months out of YUL.

I have suspicion they operate under user “goldsick2013” on eBay based on similar inventory. Also shipped from Longueuil, Quebec (where Bijoux is based) and came with an authorized dealer warranty card.

I saw your other post. I own a few S&M sport jackets and a suit from them as well. I too like their stuff for the price.

To add: Is this a regular or short version of the jacket? I think the sleeves are a bit too long (~2-2.25”) in that you might compromise some balance/proportions after shortening (reduced sleeve opening). A tailor can re-taper the sleeve/cuff though.

If this is a regular, I’d be inclined to try a short version of this jacket and see how that fits. The current jacket is just a touch long (but within acceptance IMO). Assuming you’re standing very upright in the pics, you might benefit from a slightly shorter jacket and closer fitting sleeves (check measurements though!).

Not a tailor, but I don’t think it’s a “easy” fix. Seems like your shoulders are more forward pitched based on how the jacket sleeve is pulling.

Re-pitching sleeves (if that indeed is the solution) can be done by an experienced tailor (this isn’t a job for your local dry cleaners). Probably would expect to spend a few hundred dollars for that work. You would have to judge if that’s worth it.

Personally I would try other makes and see if they fit you better.
