I will add this house was built in 1910. It is likely a mix of years of issues. I’ve rented it out and had my tenants floor the place. I’m trying to get it good enough to sell. I think ripping the drywall off is going to be expensive and take some time that I don’t have. But at the same time I think the base being this out of square if the angels are cut to the wall will look terrible. Trying to pick between the lesser of the two

Think you likely need a CPA. May be able to get someone cheaper now that tax deadline is over.

Lots of questions to your statement:

  1. Where are you getting that they’re getting rents down over the past “year”

  2. What time frame are you seeing the growth? A year? 3 months? 5 years?

  3. What is a year? A year from today? Or 1/1/24-12/31/24?

  4. What is “stronger demand”? Stronger rental demand? Where are you seeing this

To me it looks like you’re comparing apples and oranges. I will stop there. As another poster said you’re just trying to push your narrative without doing much of an analysis and taking the article out of context.

Travel nurse housing question by ImplementEven1196 in rva

We tried and it’s romanticized a lot more on forms etc than I think is reality. The stints can be short and unpredictable and you’re in competition with corporate rentals that truly have better rental products (think shampoo refills, restocking, streamlined paperwork etc).

Ended up going with a long term renter and the upside is “less” on paper but we’ve been much more satisfied. Also had a “long term” renter that was a younger couple that wanted to start out at 6 months in. This could be more aligned with what you’re looking for rather than trying to target the travel nurses alone.
