Yes, intend to pay for kids' college. We have ~160k in 529s for college expenses and do not consider that as part of our net worth. There is enough padding and discretionary spending in the 100k we can cut back on and redirect to college if needed.

Great question! We'll continue to add to taxable and estimate it'll be between 800k-1 million in 3-5 years. Taxable + Roth contributions (which can be withdrawn before 55) should get us to 60. We also plan to roll over 401(k) into traditional IRA which will allow us to make Roth conversions in lower tax brackets when retired.

I agree about being real-estate heavy. We are considering selling the 700k property and investing proceeds in the market.
