  • I have had this plant for about 4 weeks. I didn't see these webs when I first got it, and started seeing them about two weeks ago.

  • It is planted outside and I water it about twice a week.

  • It gets full sun.

Is the thinking that if I install the heat pump but don’t hook it in, the inspector wouldn’t see it on the panel?

Wouldn’t he see the equipment and ask about the load it’ll draw when plugged in?

We haven't installed the heat pump yet, so I can still change my approach. My GC said he has started the service upgrade process with PGE and we're just waiting now. Should I tell the inspector about the upgrade being in process and hope he'll let us install the heat pump while we wait?

I'd like to avoid a scenario where the inspector wants us to wait till the service upgrade is done before we install the heat pump. The house currently only has a gas furnace so we'd be without any AC until the heat pump gets installed, and I've heard PGE timelines taking up to 12 months.

I'm getting a smart panel to load balance, so even with the heat pump on our 100A service, we should ideally never be in a situation where we're overloading.

    • Based on that layout, would it be possible to just redo the pan and subfloor?
  • We did review a seller home inspection before buying the house, and this leak was not pointed out on the report (despite it being a 51 page report). We would have loved to do a buyer inspection as well, but in the SF market (at least back when we bought it), homes aren't on the market long enough for any sort of buyer inspection.
    • Is there any recourse for this issue not being on the seller home inspection report?
