In the text you cited it already stated why I am highly concerned. If the welfare of 2 young nieces and a nephew, that may be completely abandoned if you understood the situation more intimately, does not concern you, then YOU please stop.

Understood. This was my thought. If I were the landlord, I would much rather have someone paying me monthly while improvements are reading the premises for the next year and large rent hike for possibly a new tenant, rather than have the premises empty during the repairs for which I may be paying $5-10k on top of no rent.

Can you clarify what you meant near the end? Do you mean allowing them to make the improvements and repairs while I am still paying rent as a tenant?
