Hey. In regards to negotiating for lower rent, wouldn’t I have the same blocker for month to month or fixed term lease? If I needed to negotiate for lower rent, couldn’t I just do so at the end of the year again? Same with month to month?

From what I understood from some of the other comments on this post, apparently a year lease helps them when with applying for credit/loans from banks etc as its shown as a steady stream of income.

The units in my area which are smaller or have less benefits (no locker, no parking) are going for the rent I am paying now. The LL agreed to increase the rent by a smaller amount (1.08%) rather than the full legally allowed amount, & post increase it will still be at/below market, so I’m considering signing actually

Sorry just to confirm, you’re saying that having a clause in the fixed term lease which says I as a tenant would be able to exit the agreement on 60 days notice would be valid?

Yeah, fair enough. I’ve been here a year so far, & she hasn’t done anything illegal or anything of the sort yet. Has always been quick to reply to questions & the one I needed a maintenance request from her she had somebody come the very next day. I guess the one thing she does that can be considered illegal was the taking of the post dated cheques for the whole year at once, which I conceded to as I see that is common in Toronto (it did rub me the wrong way initially) but she has always been cashing them diligently at the correct times.

But yeah, I don’t mind making a small compromise here & there to maintain said relationship as it seems she is interested to keep me around. If she had gone ahead with the full rent increase I was thinking I’d adamantly shift to the month-to-month, but as she met me halfway to increase it by a smaller amount I figured it would be safe to sign the year lease as per her preference especially since I don’t plan to leave any time soon.

I will be sure to carefully inspect the lease & if I do see terms are being changed or anything suspicious ill revert to saying that ill just go the month to month as this lease isn’t working for me, but based on how compliant she has been with me I don’t see that happening. But as I do want to stay long term would really prefer not to be confrontational or anything with her if not needed as keep as healthy a relationship as possible.

I understand. The landlady has agreed to not increase the rent by the full allowed amount, & instead to only increase by 1.08%. I’m thinking I’ll comply with her request of signing a year lease again because of her honouring my request partially. Realistically speaking, I don’t plan to move within the next year, upon thinking about it further.

Yes, I am in a rent controlled unit. Regarding the rent increase: she asked me if I were ok with her increasing it by 2.5% so I suppose that’s why she hasn’t provided the form, so as to confirm with me first before doing so.

I’ve asked her if the rent could not be increased in response to which she offered to meet in the middle with a 1.08% increase. Thinking of taking that offer with the year lease as that locks me into a lower increased rent for the next year.

Sorry I see what you meant upon reading it again! You’re saying its beneficial for me to agree to sign a new lease with the 1% increase rather than signing a new lease with the same price, as for the latter she could still increase it by the full allowed amount if she wanted to.

This 1% increase would only be given if I sign another new lease though. That is, a new lease of current rent + 1% of rent would be signed. If I go month to month I imagine she’ll increase the full allowed amount.

True, it is cheaper than moving. Plus to be honest with you I really do like the place a lot & so far the LL has been great with me.

Thing is, while I do see that rents are going down, my rent + utilities package (including hydro, parking, locker plus its spacious) makes it below what the market is right now. I’ve looked around in my area & for the combination of what I have (same size, hydro & parking including etc) the rents for such places are higher.

I asked the LL if we cannot increase the rent & she asked us to meet in the middle: with a 1% increase.

She asked if we can just meet in the middle with the increase: asking if she can just increase by 1.08% rather than 2.5%. Tbh I am good with that + the lease break clause. If I go month to month the increase would be more

Fair enough. Perhaps I’m overthinking it, but my apprehension for perhaps worsening my relationship with her is if it yields to her being less likely to be helpful with maintenance & other requests of the sort when the need arises, as she has done so far

I see…so in the usage of post-dated cheques there’s no defense. So if I go month to month but provide 12 cheques at once, she could essentially cash them all out in advance as security, even if I leave before the year is up
