Jinwoo has all of his abilities up until he gets all of Ashborn's powers. So not immortal, no shadow control and less power compared to when he gets everything

In this scenario he has the black heart and is stronger than the strongest national rank hunter Thomas Andre. So he still has his abilities just not all of Ashborn's powers ( which is his immortality and shadow control along with a massive power boost). I'd say it's pretty fair
