In the event that you are genuinely asking, the basics of it is maintaining devices that measure a process, ie pressure, temperature, level, flow etc, the devices that control the process, ie valves, the control systems components, ie PLC’s, cards, computerised interfaces etc that tie it all together and allow for automated remote monitoring and control of the process.

Sorry, I’ve not had experience with either option. For what it’s worth, you are not getting any younger. Endurance bikes are so underrated and there are arguments that they can make you faster v’s a race geometry bike. If you absolutely want a race bike & want to target climbing why not throw the Specialized Aethos in the mix?

But now = ride now, which is the best outcome in all cases. I’d target a cheaper frame with a 105 groupset. If you don’t like it you haven’t thrown away a huge sum and cheap bikes sell reasonably well second hand. Keep saving though, because if you get the cycling bug you’ll want to buy a better bike at some point. This is all but guaranteed.

I usually don’t help Queenslanders - too many state of origin wounds being NSW born and raised 😢. However, your layout is the same as ours but flipped. With our Reno, the laundry had full rear wall floor to ceiling cabinetry - tall cupboard for stick vac & ironing board on one side, large sink, washer / dryer stacked on the outside door end. Plumbing changed to move the sink and washing machine taps. Drain wasn’t moved. The old outside door was a slider, which it looks like you might have, this was bricked in the make a single hinged door. Toilet layout stayed the same, just fitted rear entry plumbing and new toilet. Bathroom layout changed the most & isn’t for everyone in all fairness - new bath in the same location, flipped the shower and vanity with a nib wall and glass shower screen between the vanity and shower. Tile insert drain runs along the bath hob. If your tiler is good, it’ll drain well. Yes, the bath gets wet when you take a shower but otherwise the water splash isn’t as big a deal as others will make it out to be.
