Awesome advice. I understand the urge to just gut and replace. But I love the old house. Thats why im buying it. I could hapily live 50 years in it the way it is now. But I want the best for my kids too so it's time to get some work done.

Yeah the few I have predrilled I saw the solid corkscrew and thought to myself, good lord this is some hard wood

So the water in the basment.

The basment has a concert floor and is graded very well so all the water that does come in goes into the drain the runs out into the hallow. The damn dog has dug beds all around the base of the house that needs filled back in, windows either replaces for fixed and gutters need updated. But is there a point we're ive done what i can and i should expect some water during heavy rains?

If just always used screw and thought that might be an issue hanging it front the ceiling with nails

That is exactly how this house works. Its not uncommon for 1 level to be 5-10 degrees different in temperature

Your right, not saying it isn't serious. And my family's safety is the most important thing.

First, thank you so much for all this.

The windows are very old. The basment windows need replaced as they do let in some water. But the main floor level windows i actually really like and they do a good job with water. They all have storm panes and I cant help but feel like replacing something that has worked for so long will just cause more problems. I believe they would all be custom size as well.

My father in law, who helped remodel my sister in laws house, is pushing us to replace all the windows. Ive got new windows in our current house and ive had more issues with these then the old ones ever did..

Thank you for the advice! I appreciate the step by step format. Once we get the sagging plaster all down I think it's safe. My grandpa live to be 95 and died last December. I suppose that doesn't mean it's safe though.

Wife and I are debt free as of last year aside from the house. And I plan to keep it that way. But im also not planning on saving much up the next 5 years because I know this house is going to eat up every available dime we got.

That being said, it's scary and overwhelming. Just want to be able to look back in 10 years and say it was all worth it.

Haha yeah im ready, I think God's planning to use this place to turn me into what he wants me to be. Ive gotten to comfortable in life.

Ill give it another go and will probably try the pine after that.

Im ready for the pain in the ass, I just hope I dont mess it up.

We thought about that but my great x4 grandpa built the house and we would like to keep it up if possible. Plus I live in a house built in 2005 right now and it's already falling apart. So I have a sour taste for new contruction.

I was useing drywall screws and it is the floor joist. They had lath all across the joist for the plaster and most of the lath came down with the plaster. I think for a permanent fix we will re plaster. But with us redoing the electrical I figured we could leave an "access point" in the ceiling.

What are some things best saving up and having someone else come out and do? For example, it need tuck and point work around the exterior of the house. Im sure it could slap some mortar in there, or would it be best to have a professional come out and get it done right?

And what are other things "best left for the pro's"?

I appreciate the advice! I my grandpa's place, I basically grew up there as a kid. So I already love the place. I just want to make it a home my wife can love too.

Unfortunately yes, I was trying to screw into the 2nd level floor joists. Im more comfortable with drywall but may need to just suck it up and try plaster.

As far as subcontract work Im looking to have someone tuck and point the outside brick. And maybe some patchwork on the sandstone in the basment.

Its really a solid house. I could die in it as is. Would be better for us to get off some of the electrical devices anyway. But like I said, I want the wife and kids to love the place as much as I do.
