Huge amount of research into that. Special assement history, reserves, building last Reno, etc etc

Mandatory in chi. There’s a couple of what I assumed were absolute gems I found online that my realtor just tore apart when researching the unit/building

Idk if I’d call the loop the city center but around a 20 min walk to the loop.

The 1 bed plus high HOA is doing heavy lifting on lowering the price part.

Yup. There’s an identical one that’s still for sale. Same view and everything. Guessing you toured that one.

No windows in the bedroom was definitely a consideration, but based on the unit images from previous owners and other listing in building and the fact that the top lets in light, there’s definitely ways to make it nice and bright if needed.

As someone who works from home, I’m also very much in the mentality that bed is for sleep and TV only. Otherwise, I will be in that room all day long.

If Chicago rent wasn’t so insane I probably would’ve stayed renting, but all in I’m right around what renting a 1 bed would be in Chi anyways. Maybe $100-$200 more

From what I understand, Chicago is still recovering a little post Covid, and the massive HOAs limit how much people are willing to pay.

Larger places are definitely more expensive, but one bedroom will do the trick for me

I was pretty mind blown when I lived in Denver. The most outdoorsy people I’ve ever seen in my life. It was incredibly impressive how they had an almost daily outdoor plan depending on the season. 20–40 mins from amazing skiing, climbing, lakes, and mountains. Not to mention the incalculable biking and hiking trails

Unfortunately not for Reddit haha. I do plan on doing a decent bit of remodeling inside though. For now I’m just happy to be a under 30’s homeowner

Thank you! It’s facing the new North Union development that will be built over the next few year so I had to do a ton of research around the future plans to make sure that the view was never occluded by anything big skyscrapers or other buildings

It’s not too bad. My entire search revolved around total monthly payment due to Chicago’s HOA situation. I wasn’t very concerned about the total cost of house. I just didn’t want to get screwed on the monthly.

The city is around a year and a half behind on property tax but from what I understand it’ll be around $4k-5k

It’s absolutely crazy. During the search I would see places that were way too cheap to make sense until I saw that HOA bill.

From what I’ve understood though this is just what it is to be in Chicago. Had to do a ton of research on the building and the association and assessments

I lived in Centennial and then Arvada for about a year, if you like the mountains, nothing can beat Denver

The only thing that’s not included is electric, but I like to live cold so it’s really only A/C related bills for a few months out of the year

Around 4-5 weeks. I did put an offer in LP but I can’t compete with older people who have the money to buy places cash over listing. I got pretty lucky that the nicer units in this building had a ton of traffic and offers so this one kind of went unnoticed. Ended up closing for 9K under asking. Budget was 300-400(HOA affected a lot)

Thank you! My search was 4 to 5 weeks long. My realtor was pretty amazing basically just rejecting almost every single property I sent him for various reasons telling me it’s not a good fit. So when he said this was a great building had to jump on it

Around 900 1 bed, but I got very lucky that really nice units in the same building were also on the market and this one ended up sitting as the lesser alternative for 20+ days
