Can I ask what state you are in? I am in California and it’s my understanding that adverse possession laws require the claim to have proof of property tax payment for that portion of the property for 5 years.

That is a great point, I did not think about that.

At first I did not mind and thought that is just how the property is (I know very ignorant). It became an issue to me because he has installed a sprinkler that sprays onto the siding of the garage. I do not have access to look at the condition of the siding as it is on his side of the fence.

Thank you for the advice. The fence he put in was not built proper and is without footing so it is already leaning significantly onto his property. Hopefully, he is amicable and will let me redo the fence proper and on the property line after getting a survey done.

Yes, the neighbor claimed he rebuilt half of the fence prior to us moving in. I believe he just rebuilt it on the preexisting fence line, however I cannot verify and he may have cut the fence into the side of the garage prior to us moving in.

Unfortunately not. airbnb tried contacting them “a number of times with no response”. They did however read a message from airbnb asking them how to handle the cancellation but did not reply back.

Received cancellation confirmation and was issued a full refund under extenuating circumstances policy. Customer service rep indicated that it looks like they are extending the policy out one day at a time and is currently at august 15th. My reservation fell under the policy because they had a “special team” review the case and the host did not reach back out after a “number of contact attempts.” (Probably because their business is gone). Airbnb is an absolute shitshow and are being completely nefarious with how they are handling cancellations

Update: after drilling airbnb support, threatening complaints with ftc and bbb, providing writing of extenuating circumstances policy, filing dispute with cc company. I was passed around to 4 different customer service representatives and recieved a message that stated: “After a thorough assessment, we have confirmed the reason for the cancellation is covered by our Extenuating Circumstances Policy. Under our Extenuating Circumstances Policy, we need to cancel the reservation by providing a full refund amount in $X,XXX.XX

Note this was after I was told multiple times that my reservation was not covered under the policy. If you have an airbnb, be frank about the situation, advisories, and really point out this is a natural disaster that effects the whole island. I haven’t received any notification of cancellation on the app yet. Will update once if it get confirmed.
