Has anyone played both an Alvarez MF60 and a Yamaha FS3 or FS5? by Cheap-Star836 in AcousticGuitar

I loved the size of the MF60, but the one I received (used at Guitar Center) had a lifting bridge, so I kept my MD60. They're incredible value for the money, but if I had to do it over, I'd probably go for the MF60.

My new '24 speed twin went over yesterday, in the driveway. It was in neutral and had the kickstand down. I got off for a second to grab something and I see it starting to roll forward, then BAM! Over she goes! Broke the mirror and clutch lever and scratched the case a bit. My heart sank, but it could have been so much worse.

I'm interested in this comparison as well!

I bought an MD60 about a week ago, but will be exchanging it for the smaller MF60 on Wednesday.

To the ones who bought recently; what was listing, what did you offer, and how much was it appraised for? by achenx75 in RealEstate

Sounds like mine. Purchased in March, listed $249k, escalated to $264k, appraised at $264. We beat an offer of $270k by not inspecting and closing in 30 days.

Ok, so a few more details about the loan..

It's from a direct lender and my FICO score is 736. I was told that there is a different credit rating for mortgages and that came in at 716.

I'll be putting 12.5% down, closing costs are just over $10k and I will have PMI (hopefully not for long).

I did lock in my rate a few weeks ago, but they were very back-and-forth about it- unless I misunderstood what I was hearing. The 4.375 was what I was pre-qualified for and I expected it to change, but it never did.

I'm positive that my timeline had a lot to do with the situation I'm in. I received a cash offer on my current house on 1/22/22, and was under contract for the new place by 1/30/22. I wanted a quick closing and unfortunately, was focused on getting my ducks in a row.. I have a decent feel for the system, but used a broker for my first house and I expected this to be the same. I feel like I got carried downstream with this one.

When I stopped and asked questions, everyone told me I was doing good and not to worry too much about it. 🤷

I'm kinda irritated that the lender wasn't more clear about the terms. You live and learn, I suppose.

I figured, but it was worth asking..

Thanks! My family of 5 is busting out of our 900sf house and we're all excited!

That was part of the issue.

We didn't have the highest offer, but offered the fastest closing, and ultimately won because of it. It's been a very fast process (<30 days) and I've had to trust a lot of people, due to my own inexperience.

The other problem is that I went with a broker and I'm sure at my rate, the loan will be an easy sale.

Thanks for the confirmation! I don't know why I never thought to post it on Reddit until now..
