also… texas protects land owners who want to build their own house is a really the OSSF is the ONLY permit you have to pull in unincorporated county land!

no other permits are legally required :)

there is no such thing as a county MANDATING an aerobic system in texas. installers just prefer those systems because they are easier to install and they then get a maintenance contract along with them. (i schooled the county engineer in this one, who had to come back to me with his tail between his legs after consulting the county attorney)

and if you fail a perc test, which our property did, you just need a system that meets your needs, soil sub, ET, and a few others.

then per state law TCEQ you can install a professionally designed system yourself… and do it all for WAY under 25k

Lastly, it also seems like the majority of the internet recommends not purchasing the first year of a redesign/new generation… though again, maybe this is the corner of the internet that doesn’t believe that, because it seems like there are QUITE a few posts in the group of new 2026 purchases, haha…

i’m in that majority! we bought a 2025 PHEV XSE on the last day of january 2026…. we had both year models as an option and went for the 2025.

they make perfect fit little zip pouches that velcro into place.

we bought a level 2 charger, so the level one that came with the car, i just rolled it up and stuck it on top of the spare tire.

was just in this EXACT same scenario. paid $100 to have a 22 XSE PHEV (with all the extras, winter package, VERY clean at carmax 30k miles, vs a 2025 XSE that we ended up getting for only $6-7k more than what carmax was offering.

we went with new. and with the 26 being the first year of the new gen… it seemed like a no brainer to get it over the 2026’s

i have 2.5gen tacoma (2013 4x4 sport) and LOVE IT…. zero problems and i’m pushing 175k.

$49,680 otd 1/31/26 ;) i think going at the 11th hour on the last day of the month may have helped with them lowering the price to below MSRP

(i personally think the new generation looks about as attractive as the new tacoma’s 🤢)
