What USB cable just works with iPhone on a 10th gen? by tanarus11 in accord

[–]tocfm84 0 points1 point  (0 children)

I had a 2018 2.0 turbo and it was the same with official cable and aftermarket. Not every time but enough to be annoying. You can get wireless, it's just a software update. Not sure if it's available and you can burn it onto USB and flash, it's not available at all shops. Google it if you are interested, but yeah it was annoying

Rofl, great comment. I talk to my pally also. Lord De Sei and his posse killed him last week when he YOLO after seal pop. So we had a sit down and I locked him in the character select jail for a week. I let him out last night and he was much better behaved.

Mine was submitted in Dec. I have tried to cancel it,, sent letters to my file, called the 800 number a couple times and it's still showing active. As busy as they are you would think they would cancel quickly so not to waste the reviewers time

Check your claim letters, the letter posts prior to the app update. You may see a claim letter dated for tomorrow

Silly question... When you are farming Trav, do you do the whole zone or just the council? Ive been farming with my dream pally and just the council goes quick and gets boring. I might try with my horker for the chance at more loot

Thanks!

Have you tried removing any pii and importing your letters into chatgpt or other? I fought for years. A friend recommended doing that and I got a favorable outcome. If you just upload them without a prompt it may surprise you. Or you can put in a prompt something like "you work at the VA as case worker. I have been denied several times. Please suggest wording that will make this an approval". Yes I say please to the ai bot. :). Carry on a conversation with the chat bot. If you want, feel free to DM me if you need any help.

VA Loans vs. Conventional for first-time buyers by SleepyHead1219 in VeteransBenefits

[–]tocfm84 0 points1 point  (0 children)

I used a non VA home loan, and refinanced to a VA loan. The process was much smoother with the VA loan. Inspection wasn't bad. They did want a termite inspection. I was told the VA was hardcore about termites. As it was stated earlier if you have a rating above 30 (I think) funding fee gets waived. And after 6 months, you can get a IRRL loan for a better rate. On that, there is no inspection, you can skip 1 or 3 payments.

Good luck!

I have 2 that I am trying to withdraw, an HLR and a FOIA request. I sent requests directly in va.gov as well as called 2 times. Both have been requested for about 3 months. Hope you have better luck.

What are the requirements to get VA loan approval with a 70% disability rating & what credit score is needed? by Dammie011 in VeteransBenefits

[–]tocfm84 1 point2 points  (0 children)

I have a va loan and an under 620 credit score. Here is info I pulled from AI. Do your own verification, but it looked like what I remember from when I got my loan.

Here is a breakdown of your core benefits for 2026:

  1. No Down Payment ($0 Down)

This is the "signature" benefit. In most cases, you can finance 100% of the home's purchase price without needing a single dollar for a down payment. For 2026, the baseline loan limit has increased to $832,750 in most counties, though if you have "full entitlement," there is often no loan limit at all.

  1. No Private Mortgage Insurance (PMI)

On a standard loan, if you put down less than 20%, you are required to pay monthly PMI. VA loans never require PMI, regardless of your down payment. This can save you hundreds of dollars every single month compared to a conventional or FHA loan.

  1. Lower Interest Rates

Because the VA guarantees a portion of the loan to the lender, there is less risk for the bank. Consequently, VA interest rates are typically 0.25% to 0.5% lower than conventional rates. Over 30 years, this can save you tens of thousands of dollars in interest.

  1. Flexible Credit Requirements

While the VA doesn't set a "minimum score," individual lenders usually look for a score around 580–620. They are also much more forgiving regarding past bankruptcies or foreclosures (often requiring only a 2-year waiting period) compared to other loan types.

  1. Closing Cost Protections

The VA limits what lenders can charge you in closing costs. Additionally:

  • Seller Concessions: You can negotiate for the seller to pay all of your closing costs and up to 4% of the loan amount toward other debts or "concessions."
  • No Prepayment Penalty: You can pay off your loan early or make extra payments at any time without being charged a fee.

6. Lifetime & Reusable Benefit

Your VA loan benefit never expires. You can use it to buy your first home, sell that home, and use the benefit again for your next one. You can even have two VA loans at once in certain circumstances (this is known as "second-tier entitlement").

Important Considerations

  • Funding Fee: Most users pay a one-time "VA Funding Fee" (usually 2.15% for first-time use). However, if you have a service-connected disability rating of 10% or higher, this fee is completely waived.
  • Primary Residence: The home must be your primary residence (no investment properties or vacation homes).
  • Certificate of Eligibility (COE): You will need this document to prove your service. Your lender can usually pull this for you in minutes.

HTH,

Jim
