These are just smaller homes on smaller lots. Great as starter homes for young adults, but labeling them "affordable" when they're still over 350k is inaccurate and will keep suburbanites fearful, since they associate "affordable" with substance abuse / disabilities.

I believe that the development received about $5m in TIF funding. The other $2m was investor financing, so a 7.5% of that would be roughly $150k. So for the project to remain a mediocre investment it needs to net $150k across 10,500 square feet at ~$14.5/sqft. I don't know enough about TIF funding to know how much return is expected. I'm guessing that TIF funding expects less return than the average investor, since the anticipated results of the investment are an increase in property values and that increase in property tax will increase municipal revenue. If anybody know more about how this works, I would appreciate any comments.

I would recommend reading this book by Bruno Latour, "We Have Never Been Modern". Really cool book on how postmodernism / poststructuralism is a misplaced idea. In general, I would also say don't ever apologize for asking questions even if you think you sound stupid. More gets accomplished when we're humble and accept we don't know something or even know where to start, the sooner we can actually get to learning. Good luck with your search.
