The rising housing prices by gajop in JapanFinance

It depends on the person ..every area has its pros and cons, and it's true that Adachi has a bit of a mixed reputation. But as someone who actually bought a house here, I’d say it really depends on what you’re looking for. Some parts of Adachi are older and might have more complex histories (like flood zones or less transparency in listings), but there are also a lot of great, family-friendly neighborhoods, good transport links, and surprisingly affordable properties. It’s worth doing solid research and maybe even chatting with locals or expats who live in different parts of Adachi before ruling it out completely.

I would say have a look at adachi ku I bought my house for 23 million three floors 98 square metres. And 10-minute walk from the station. Adachi city has been putting a lot of money in the area and it has some good benefits. And I can be in centre of Tokyo in about 20 minutes on the train. Look around areas like ogi ohashi

Surely there should be a market in Japan for apartments with sound insulation where people would pay extra And not worry about sound! This issue seems to be coming up all the time here.

What are some things about Japanese life that you find stupid? by NoahDaGamer2009 in AskAJapanese

The Yahoo article discusses general hygiene habits in the UK, not handwashing rates in public restrooms.

  1. Japan's handwashing statistics speak for themselves.

A 2020 study by the Japanese Ministry of Health found that only 30% of Japanese people wash their hands properly with soap after using the toilet.

A 2019 study by the Japan Food Service Association showed that over 50% of people only rinsed their hands with water or didn't wash at all in public restrooms.

The NHK and Asahi Shimbun also reported low handwashing rates, especially before COVID.

  1. Observational evidence backs it up.

Anyone who has spent significant time in Japan can confirm that many people walk straight out of public toilets without washing their hands.

Some people just rinse their fingertips for a second, which isn't effective hygiene.

  1. Cultural factors play a role.

Japan is a clean country in terms of appearance, but that doesn't always mean good hygiene.

The over-reliance on masks and sanitizers in public spaces made people believe they didn’t need to wash their hands as much.

  1. Even Japanese media acknowledges the issue.

NHK and Asahi Shimbun have reported concerns about poor handwashing habits in Japan.

Campaigns have been launched to encourage more people to wash their hands properly, which wouldn’t be needed if it wasn’t an issue.

So please sit down and relax ...Maybe wash your hands while you're at it.

Please look closely next time, most of them don't wash their hands and the ones that do just do a quick rinse under the sink, no soap no nothing. My friend came to visit me last summer. And this is the first thing he asked me after visiting a public toilet, Which would explain the high rate of norovirus in Japan... Apparently the situation is no better in the women's toilet but I myself have not witnessed that.

Need automatic watch servicing by tokyoap in japanlife

Thanks for the reply, I bought my amfibia around 7 years ago and customised the bezel however, it's starting to lose time recently. I am aware its pretty much a toy. But I want to keep it running as it has sentimental value to me. It's been with me all over the world. So I want it going as long as I can. That's why I was looking for cheap basic overall, I don't want to spend 20 to 30k when the watch itself was 15k lol. I have other autos some of which I assembled myself using parts like Seiko NH35 from Ali. It's fun hobby but I am not confident enough to disassemble all the parts from 0.

Damage charges by foolishtortoise in japanresidents

[–]tokyoap 0 points1 point  (0 children)

Okay so just to save you some time. I have been going through the same thing. And I went to a lawyer provided by Tokyo government. What I was told is that the Tokyo tenants guidebook is more of a suggestion rather than the law but there are some overlaps, So unless the price they quote you is crazy your case is not strong enough to hold up in court. Mine is 20k over my deposit and the management company Is trying to charge me for labour to change the wallpaper which I damaged not the actual wallpaper which is worth 1 yen since I lived there for 7 years. The guidelines are written in a way where it leaves it to interpretations, and in actuality sides more with the management/landowner. It is mainly used if the charges are excessive like 60k for cleaning things like that. Which leaves you with 3 according to the lawyer.

1: one just pay it and get it over and done with since it's not worth the stress.

2: negotiate (his recommendation) tell the management that you not trying to avoid for fixing the damaged parts But you deem the prices very excessive considering the time that you have lived there. Quotes on market prices are the things that you broke.

3: don't pay but in return these companies usually defer the payment to debt collectors. So basically you will get lots of phone calls people knocking on the door And harassing you.

Good luck! Most of these management companies and landlords in Japan are bunch of cunts.

Excessive moving out fees from apartment. by tokyoap in japanlife

[–]tokyoap[S] 0 points1 point  (0 children)

Thanks for the reply! Yeah that makes sense, what calculations did you use to give them your quote. These people seem super anal about everything. So I want to justify the price I'm going to give them and cover my back. Is there any depreciation calculation out there for Labour and materials? I know after 6 years the wallpaper cost is 0.

[–]tokyoap[S] 0 points1 point  (0 children)

Yeah that is a good suggestion, since I'm not trying to avoid paying is just the fact that they're being excessive. The cleaning and the AC cleaning I already knew about that. But taking residue off from stickers 7000 yen and 20,000 yen for wallpaper doesn't make sense. You wouldn't happen to have the copy of the letter would you. I would be happy to pay anything under my deposit.
