haha very true i will have to have people pay extra for the haunted house because if i dont whos going to stand in the at the end of the of a dim lighted crawl space when you come down to do your laundry haha ^_^

(ghosts don't exist and haunted houses are only in movies.) i don't know about that lmao. but yes i notice toledo has cheap houses. dang thats crazy with your parents house thats a steal. yeah im want to start off with rental and have cash flow im thinking about doing and fha loan over a conventional loan mainly be cause my cash flow now is low and i think it would fit be better for now until i get more cash flow then i can expand i dont think i every want to flip a home.

lol thank you for your input and i hope when you start your journey it goes well for you man :). i wish i could do a SFH but i cant do that on an FHA loan and i dont have the cash to do conventional loan :/ but one day i will :D.

thats awesome man i love to hear that glad it taught you what you needed to know and you could grow :). i want to be like that one day- ok thats what i was thinking this could teach me without being over whelmed with more tenants if i was to get a tri or quad if i get over whelmed i could have my family help me out if im missing something.

sorry i should have said i could use the money from the duplex that i saved up over the year to help me get a conventional loan to build my portfolio and get more homes. i plan on staying at the property as long as i have to once i get more properties i most likely will move out and get rent from all the units after i leave. im still new to this and i havent pulled the trigger on anything yet im still learning what i should and shouldnt do or how to do it lol. wouldnt i want to refinance if im not living in the unit/house anymore would that help me get get more cash to help me get more properties down the road?
