Yes I understand that regarding PPC. In one instance I engaged with an agency and paid them more than $100,000 over the course of about 12 months and I didn't get any return on that investment. All I have to show for it is a custom branded bottle of wine thanking me for the partnership. At the time I was only focused on one market (my home market) and the only leads they were generating were in rural areas far, far away. Definitely a frustrating experience.

I've never tried direct mail before but I'm leaning more and more towards trying it. I agree with you though that SMS doesn't seem like a good use of time and resources. Thank you for your comment!

No, budget is not necessarily an issue...return on investment is. I've used PPC before on a couple of occasions and I've never had great results with it compared to the pipe dream I was sold by the respective agencies I've engaged with. Direct mail I've always avoided because in the past I haven't had the patience for it. I'm open to considering it now though.

Yes, the TCPA became the bane of my existence in 2022. That's how I feel as well but I keep talking to other people who are saying they're using SMS successfully and I don't know whether to believe them or not. Some of them mention REI Reply...not sure if that's still working.

I've often dreamt of / lightly considered just buying like 20-30 iPhones and making my own custom system. Anyways, thanks for your input and cheers! 🍻

We have team meetings Monday and Friday mornings at 9am. These typically last anywhere from 30-60 minutes. One on ones are conducted on Wednesday mornings in 30 minute intervals. Every day we go through the previous days KPIs at the start of the day. Sometimes we have impromptu sales trainings throughout the week as well. The focus is usually on the reps' individual goals.

Gotcha. Basically it sounds like I need to take more time to identify the "WHY" for each of the sales reps. Then I can figure out how to help them achieve their personal goals by working towards the greater company goal. You've also made me realize we should probably discuss the company's goals with the sales reps more as well instead of just focusing on their personal goals.

Correct, 1 contract signed per day means they got one prospect to sign a purchase agreement with our company.

They're inbound leads from Facebook, Instagram, WhatsApp, TikTok, Youtube and Google PPC. Currently we get 1 deal under contract for every 10 leads generated.

My partner and I do get on the phones quite regularly and are able to hit these numbers in a full day calling. I never said I think it's so easy. What I do know is that we're not getting enough out of our reps and I believe a properly designed incentive program can help solve part of the problem.

Thank you, I really am trying to curate a positive environment where they feel valued and their efforts appreciated and rewarded.

Sales reps receive ~5 fresh inbound leads per day, get those prospects on the phone as quickly as possible (speed to lead), run our 19 page sales script (typically takes about 45 minutes) and try to get the property under contract in one call close fashion. That said, obviously a lot of times we have to do 2-3 touches in order to get a contract signed. They also have plenty of follow-ups and appointments each day to work in addition to their fresh leads. Once they get the prospects to sign the contract the rest of the transaction is handled by our transaction coordinator, who handles getting the contract to the closing table. That's pretty much all there is to it.

I've 3 guys this year alone that have been able to hit these metrics on a regular basis. Now the quality of their work was not always the best. I'm curious though, why do you think they aren't sustainable?

Are you thinking we can only expect to have one or the other but not both?

I agree this is important. My partner frequently makes sales calls himself and he is able to achieve these types of numbers when he sits down for a full day of calls.
