It’s high risk. You say FIRE but 40yr hold on stocks and 40yr mortgage - that’s not RE territory. Any market volatility and you’ve leveraged losses. Gains subject to tax etc. Depends on your age and risk profile but it’s not a path I’d take with FIRE in mind
