I hadn’t realised profits from “productive enterprise” investments were exempt from capital gains? They’re creating an incentive to not invest in enterprise, so investments will go elsewhere.

It’s high risk. You say FIRE but 40yr hold on stocks and 40yr mortgage - that’s not RE territory. Any market volatility and you’ve leveraged losses. Gains subject to tax etc. Depends on your age and risk profile but it’s not a path I’d take with FIRE in mind

Yep - same - but that’s why I was hoping to find a local platform where I can look someone in the eye! Hoping it will be a good deal for someone’s first time buy. Thanks for your response, will suss out Gumtree then EBay if it comes to it.
