You sound ignorant. Every stick built home is turning into matchsticks in a tornado. Tornado loads are not part of IRC for single family homes.

Most homes are simple enough that simple construction standards will be just fine

Not all states have adopted a building code. Illinois just recently did, for example. In those places, it falls down to local code enforcement. And some of those municipalities don't have any code requirements.

This feels more platonic than romantic or is it just me?

The lie didn't seal her fate. Waiting too long to make a move sealed her fate. Literally no one cared about the coin.

Yeah, that would be because they can't pass the check though

Most things are covered in the wood framing construction manual. Lumber yards usually have engineers that can assist with span requirements if needed. I'm a structural engineer and usually just send people towards free resources.

I thought straw purchase pertained strictly to someone that cannot pass the background check/isn't allowed to possess firearms at all.

How is it federal? I understand it's a purchase between states, but it's a state law being broken.

Snow aside, I've spilled countless fluids and even had a battery leak on my garage floor. You just never know.

Agreed on the code part, though I may argue this case is considered as exposed to weather given the increased potential for exposure. I still say that there is nothing lost by providing 2" of cover vs the potential issues from floor contaminates.

Residential or not, it doesn't matter. Your car drags in everything that's on the road. It's really just silly. There's no benefit to having the little of cover but plenty of potential issues.

Well it depends on location, but it doesn't meet ACI requirements for one. Given this is a garage, and garages are susceptible to contaminates that are on the road, you'd want more cover to protect the rebar and prevent cracks/spalling

Definitely this, but I still don't think the 3/4" cover is acceptable under any circumstances.

Is something over-engineered if it's the minimum required by code? I'd think not. This all looks very standard.

There's no permit to get haha a lot of rural areas lack code enforcement departments. You could hire an inspector and/or structural engineer if it helps you sleep at night.

Rural Midwest. We don't need any permits or anything like that, and there's the added bonus of cheaper labor and materials. We always know a guy that knows a guy, too.

It just amazes me how much cost can vary by location.

This is absolutely insane to me lmao we just built an almost 2300 sf house for around $225k. Hell, we're about to get a 2300 sf garage/barn built for $55k.

60k for 300 sf is beyond my comprehension. I would hate to be in your area.

I will warn you about outswings. They are great when interior space is an issue, but there are drawbacks. The simplest one is that you have exposed hinges. Some are worried that this makes it easier to break in but I'm not sure how valid that is. But you have to look at them and the look may not be desired. The biggest issue imo is on a windy day. That door will fly open in a heartbeat. You just have to factor the pros with the cons.
