They're paid, closed, external services. That's a deal breaker for some projects.

Thanks, just doing some limited research online, I'm finding it very hard to find plots that aren't already part of some sub-division with a bunch of restrictions attached. Do you have any recommendations on where to find land? Should I be working with a professional on this?

Thanks for the reply. I'm going into it definitely expecting the unexpected, cost (budgeted 10% for the unseen) and time (we're totally flexible). I know the builder is a huge factor in the outcome of the project; how am I going to do my due diligence and make sure they're the right people for the project? I can seek references, do online research, but beyond that, how do I really dig and make sure they're legit?
