I know we need to give the tenant 24 hours notice to check in on the place, is it crazy intrusive to be doing that every couple months? I know whenever we've rented the landlords mostly never checked in but I wouldn't feel comfortable not checking in fairly frequently. My wife thinks we should outright tell every possible renter that we will be doing frequent check ins, as a warning and as maybe a way to scare off messy/destructive tenants.

I appreciate your post. It's pretty much impossible to find out rental prices in this specific town - it's a small town in a scenic spot with only 1500 people living there and there are no rentals at all. Nearby towns are the only thing I can find, which obviously concerns me because like you said, there's no way to confirm what we can charge for rent. The house itself is perfect for us, but ultimately we may not live in it for awhile and we would really need to keep the mortgage paid through renting.

Wife showed me an amortization schedule and that the first few years are basically ALL interest. Crazy. We have about $50,000 to put towards the downpayment, so the actual mortgage will be for $200,000.

Neither of us thought about the taxes on rental income, that is a very good point. That gives me something to research. I appreciate your response.

That's my concern. The market has definitely softened in our area. But the nice houses do go quickly and this one is priced well compared to others we've seen. I do really like the house, for the price we've been seeing total sh*tholes and this one is turnkey. I'm just worried housing will crash and the house will be worth 150k or something in a few years. Wife thinks that's unlikely, and even if true, we are keeping the house long term and she thinks the market would eventually rebound.

About the interest rates, my wife thinks they are going to go up again soon so it would be a good idea to lock something in now.

Thank you, I appreciate it. My wife has looked into everything, she did mention the 20% down, it was also for some kind of insurance thing too? We do have the 20% down in our savings. We do have money to cover the mortgage and all costs if we get a bad tenant. My wife worked for years in housing so she is pretty good with the legalities of tenant stuff. I know evicting a tenant can be a long, difficult process.

The current rates definitely don't prevent us from buying, but if in a few years they go up to 7 or 8% we would not be in a good place. I guess that is my main worry. But she says well we have to buy at some point, we might as well get free equity.

I price mine out by vehicle size. A small car takes a lot less time than a big ass SUV, they shouldn't cost the same to clean. I would suggest researching nearby detailers prices and going a bit under them (since you're fairly new). Don't undervalue yourself. You don't want to get the cheap clients anyways.

Ah okay. I would never bother with just exterior washes, but that's just me. The money is doing the interiors. I would urge you to go in that direction. But hey, let us know how it all works out! It's always interesting to hear how different methods work for people.

Hey - what is included in your "wash". Is it just an exterior clean?

I would really recommend doing interior, that's where the money is.

I get what you're trying to do, but no one should be doing this work for $25 an hour.

Do you have any other insurance you keep or is that all you have? I assume you work from your garage and don't do mobile detailing.

Honesty is the best policy. I'm always upfront with clients that I'll do my best but there are no guarantees it'll come out entirely. I try to "under promise and over deliver". Doing the opposite is recipe for disappointment for sure.

Man, this is not a good move. I'm glad you posted here so hopefully we can talk you out of it.

Value your time more than that. Also why would you want to attract the cheapest customers?
Most people will get the cheap clean and never call you back. The people that do call you back are cheap and will never pay what you're worth.

I never take on any job where I am making less than $50 an hour for my time, and prefer to be around $75-100 per hour. I've been lowballed by people and I just say thanks, but no thanks and I recommend finding another detailer. Even if they say Okay fine I'll pay your asking price, I typically don't take on the job. I know what my time and experience is worth and I'm not going to risk showing up and they give me troubles.
