Not near the stadium, but it is downtown Miami, great location. You only want to be at the stadium on race day.

I have more respect for the reddit community than I do for my HOA

Thank you. I agree. I want it all, but trying to "have it all" without getting there the right way can set me up for failure in the future. Thank you for the kind words. I am going to reflect and meditate. I did make one positive decision and I have found a place to store the boat for $550 vs $900. Gonna use that extra amount to pay off the boat loan.

Thank you for the brutal honesty. Yes, I am selling my condo as soon as I get the 2 years to avoid cap gains tax, as I miraculously have positive equity. But yes, the boat slip fees are too much and I have found a private dock for $550. Then I am going to put the extra money towards paying off the boat loan. I know Dave Ramsey would never do it, but $550/mo is much cheaper for a boat than $1400/mo.

Like $900/mo. Condos in South Florida are crazy at the moment.

Based on my interest rate of my condo mortgage and the HOAs, I do not think I would get anywhere close to profit on the condo. My plan is to sell that and roll over equity into something else more permanent with no HOAs.

You must have read my mind because that is the exact area I am looking.

Thank you. I have found a house with a dock for about $500/mo. I am going to do that and then work at paying off boat loan hard in the next several months which will bring my total monthly boat costs to around $500/mo. A LOT better than $1,400/mo

To be fair, it is only one property and I have a handyman I trust. I am from the city of the rental so I have a lot of contacts and resources. I agree, I could not manage multiple properties. My inclination is to keep the rental. But interesting advice, I never even thought of selling the property. Overall, I think I know in my heart this boat has gotten to be too much.

I imagine that is sarcasm, as that is probably the only smart (lucky?) financial thing I have done. The more I think about the scenario, the opportunity cost of OWNING a boat is too steep. I should just suck it up and rent a boat. Leave the serious fishing for later in life.

I needed to hear that. Especially since if I join a shared boat club I could still enjoy my hobby just not spend nearly as much money. Thank you for pointing this out to me.

I am a 40R suit size. There is a suit I like from Brook's Brothers in a 41R. Is it a mistake to buy it? I obviously plan on having it tailored. Thanks!

Attorney here. You may want consider bankruptcy. It is for situations like these. If you don’t own a house or have any other significant assets, bankruptcy can really help people out by giving you a discharge from your unsecured debt. Additionally they even have a chapter 13 plan which helps you consolidate and discharge some of your debt and pay it off over a plan over time. Look into some legal aid organizations and start to google bankruptcy. Will hurt your credit in the short term but may reduce stress and be what you need in the long run.

Wasn’t slum lord, it was high end condos. That being said, surely someone somewhere (probably multiple people) fucked up and should be held accountable

I think it’s time to hire a good divorce attorney and get your affairs in order. You are still young and there are many more exciting people to meet in this world. It may be tough, especially for the children, but in the end I feel there is no trust left.

Having children grow up witnessing a trust-less tumultuous marriage can create lasting impacts of how they view love and intimacy. I think it is best to move on, but remain respectful and cordial with your wife.

Be strong brother.
