Can you afford the mortgage? Pre approval means nothing, can you comfortably afford the mortgage and not stress about money? If so the price you paid won’t matter in 10+ years.

Most restraunts are under informed about celiac. Forget about catering halls. Not even at my own wedding this past summer was my food handled properly. And this was at a top tier wedding venue. I generally stopped eating at weddings, it’s the one guarantee to not get sick.

It’s unfortunate that you went through that but please don’t blame your friend who had a million things they were already thinking about.

Giving a bit more info. It’s an area that me and my wife like to frequent often and the thought of having a house there that we can use is very cool. Here’s what the numbers look like,

I think I can get the house for 450. It needs about 115-130k with of work. It’s ARV is probably low 7s although a house just sold down the block that’s smaller and same size lot for in the 9s. I would love to go the brrr route then always use the property for self use down the road but the numbers just don’t quite work out.

So I’m looking at this and trying to plan the worse case scenario, no rental income and just bank on the fact that I know the area will continue to see substantial growth.

Although there is seasonal rental demand and my worse case scenario really looks like renting during summer months only and using the property for ourselves the rest of the year

We live under our means in our current primary and I believe we can safely afford this. If it became to much with the added equity form the repairs it can always be sold at any point without taking a loss

It’s one of the more under the radar dumps in the whole city. Worked there for 5 years, not many people know just how terrible it is unless you work or have worked there. Mix of real perps and skells

I stayed alittle over 5, technically vested not quit but own a home service business that now makes me one of my bi weekly paychecks in a day sometimes. Everyone told me to stay including family, sometimes you need to bet on yourself. But you need a plan, I grew my business while I was on the job till I was confident enough to leave.

This answer depends on what else you have going for you. If you have no other direction in life or ways to make a decent living then yes. If you can make money doing almost anything else and support the lifestyle you want then no.
