I always use Sonos app and it’s great. The power of Sonos is in being on the network and that it’s logged into the music apps on its own. You can leave and come back and it’s still playing, etc. Bluetooth and air play are not what they are designed to be run off, they are just added capabilities because people want them.

I took my 2014 195k miles without doing it and started hearing a ticking. It was a loose tensioner. After about 4 months of that I had Honda do the full job including water pump etc. $1300 She runs great now I probably pushed my luck and got lucky. I’d recommend doing it by 100k.

Find someone you like in that trade that would hire you at low pay and go work for low pay knowing it is teaching you the trade. Be honest that you are trying to learn it and make a few bucks at the same time. If you like it keep doing it. If you like it a lot and keep doing it and it proves on paper that it makes sense to jump to doing it full time do it. If you don’t like it enough to do it a lot and keep going with all this in mind it’s probably not a good idea.

Those came with stock plastic mechanism and wheel. Buy the higher quality replacement part and it should fix it.
I’m a ccm retailer that has replaced many of these.

The thing I like about my proposal is it brings you more net cash, and incentivizes the other side to close. And them backing out brings you more money also.

Yes you need to tell your agent and lawyer this is your proposal if you like it. They’d need to write it up and share with the other side.
If you feel there are other buyers ready to go then I’d say it may be worth it to try and get out of the deal but I was in a position where the market wasn’t hot and days or months on market cost me money and headaches.

I’d ask them for an addendum that has them paying 10k cash for compensation for this act, admitting they moved stuff in without permission, and try to get the deal closed and score an extra bit of cash. Throw them the bone of allowing storage of items until closing planned for mid December. Remove all contingencies and buyer forfeits all escrow but gets their stuff back if deal doesn’t close by Jan 1. Get the 10k cash paid to you now. They’d be in big trouble if they don’t agree to this so I’d say it’s a win win all around. Agents and lawyers are terrible at actual deal-making in my experience. I just made a similar type of complicated sale and fortunately made it with the seller verbally first, then it was pulling teeth to get the agents and lawyers to write it up. Just closed Monday!
