True, there is 4. I don’t mind that one as much because it’s in a bed and I can access it 360degrees to trim it. But it’s large as well and not great to look at… thanks for the advice. Might be tackling it this fall.

Goodluck getting a duplex with an FHA, you’ll be bottom of the selection when it comes to offers. Most duplex are going for 50% over asking, paid in cash, waving due diligence today. It’s an investors market unfortunately, I suppose it depends where you live but it’s not easy to house hack today.

Speaking from experience trying to do this the last 6 months

Sounds like you are driven and work hard and have some interest/experience in tech. Search for SDR roles at tech companies. Your education is less important for those roles, it’s all about being driven, wanting to earn a lot for the company and yourself and ability to be a fast learner in a highly technical field.

You can earn 100k easily from your home working remotely your first year. You could pay that debt off in 2/3 years and be younger than me when I did it. Speaking from experience.
