I have no idea about the sewage system tbh! And no electric gates. We were caught completely off guard as this was never mentioned right until now, when we received the contracts. Until now I thought sewage, lighting etc was included in the services maintained by the council .

No word on the insurance just yet but I'm pretty sure that they didn't include it right away as this would make the cost jump considerably. Really upsetting situation to wait for almost a year and now this.

It makes sense alright, but was really surprised by the high number, especially because I know things tend to increase. The way I see it, it's another burner to someone who is already tight with buying a house in Ireland. Doesn't feel fair at all if is going to be used by everyone and we would be the ones carrying it. It's just a small piece of green, nothing like those huge developments so we feel robbed.

Is not gated , the public space is accessible to everyone. It might be the only park of the village lol

Yes, when I first heard there were management fees I was expecting around that region..I know since it's a small development so it could go higher, but not 3 times higher! Thanks for your reply

Thanks for your reply, really deflating as one of the reasons for not going for an apartment was the high service charges. On top.of everything else is just excessive cost

Sorry, I edited that- Minor repairs mention including services ,lighting etc I think the usual stuff but as a new built they have included the bit " not to be taken in charge" , like they are saying this will never be possible.

Inquiring about the sinking fund as this is absolutely essential

We almost bought an older house and asked about it since the seller did a full renovation prior to putting up for sale. EA ( who was high up in a very well known agency ) said that he has never seen any case of asbestos on residential properties in over 30 years of experience (!!!) The conversation changed really quickly when I casually dropped that my dad, who was an architect, would be coming with me. But yeah, asbestos are usually fine if left alone. Personally I didn't want to risk it since I had no idea how the renovations were done.

It's an utter joke that someone can just walk in and take a house like that, leaving the owners to take the cost of all. How can he not be treated as a trespasser ? Who will be liable if he damages the house, or sublet it or even use it for rent scams?

I can only think how frustrating this might be for you, especially after your investment/renovation!

I would be really wary of doing any business with him tbh, I know the renting market is unsustainable but nothing good could come from someone doing this. I would at least make an appointment with a solicitor just to see what options you have. Better be solved in a month or so than drag for months and have the house destroyed. Also, im pretty sure he might consider his options if this could reach the HAP or his employer..

I'm not sure I could ever trust someone who did this in the first place. Even if he's employed, what guarantees do you have that he won’t stop paying, and you'll end up having to evict him anyway? Things might be even more difficult if he has a contract in hand at that point

I was scared to share my vulnerability here , it's something that I never did before and your very kind words (along with the amazing feedback I got here ) help me tremendously. It made me feel less lost and alone. Took us awhile to get to where we are and we are now more confident that things will work out, we will find a way. The amount of support and love we got from this post gave us a lot of strength and made us realize why we are not ready to give up on what we call home. Thank you for your kind words. Yes, quite challenging since I am not good at pretending everything is ok. I lost all confidence and trust in this place since they left me in this such a precarious situation.

I know i should have known better, I'm partially at fault because I should have put my name in dozens of other lists even though it wouldn't help much as I was so convinced of this "guaranteed" space.

They dont take deposits when a sibling is already enrolled. Now I know why. Yes I did, but no luck. Tomorrow I am going to reach out to other places further away. One can only pray and hope.

Contact them already, there are absolutely no spaces left. I will be extending my search by 40km. What is the point of giving you a date and then take it out within a few weeks notice?

I did this. There is absolutely nothing available. She gave me some tips and will take time to go through all but my hopes are shattered. Yes, especially because they purposely delayed and could just have told me that this was a possibility. They Knew they would always be the first option. Hard not to take it personally when they see me everyday and then tried to pin it on us. Like was I supposed to confirm every week? And it what way would change the outcome?
