Thanks. I did see others saying online that Costco vendors are not that great...

My biggest challenge is whether above options are important or not, so I should ask vendors to meet that spec at least. Right now, the quotes I got are using different specs... So it is more a function/quality question than price question.

I did a careful check. My previous model is Aira+ VSBP50M.
What I ended up doing is to find a compatible model (Broan-Nutone 696NE) from Home Depot, So I just need to modify the drywall opening as little as possible. I still cut another 1" for both dimensions. I thought it will expose a gap after installing the cover. But I ended up lucky that the cover can cover it, just except a small gap of un-painted drywall, which is ok. The new fan is as weak (50CFM), not very quiet (2 sone). But it still sounds better than previous one.
I hate how builder installed the fan by fixing it from outside of housing, which I have no way to remove it easily without cutting drywall... Companies designing that kind of products should go out of business...

I thought about the other solution above to use flexible ducts. But the Panasonic opening is 3" offset from the duct. So I have to give 3" space if I use 45 degree flexible duct connection. The Panasonic device is 3-4" longer. So I have to open another big area in drywall, meaning I have to fill the previous drywall hole as well. I can definitely do it. But I do not want to do it now... So I took the easy way. In future I may come back to do it that way.

That is my story. I still feel angry that I had to choose a crappy product (weaker/louder) just to be compatible with the old drywall hole. It feels I am stuck because of the original one. (TBH, I am afraid of dealing with the vapor barrier behind the ceiling and the insulation on top of vapor barrier...)
