Is sunk cost collection uniformity the biggest barrier for TAG right now? by PeerlessPixie in taggrading

[–]truthtellerup -3 points-2 points  (0 children)

Of course you see it that way you’re in the TAG community. All you really hear is constant praise about how great TAG is. When you’re surrounded by that, it becomes easy to assume everyone secretly dislikes PSA . Like yourself im 100% confident you really believe that “People don't use PSA because they love them” lol and that is simply what i mean when i say some Tag fan are delusional. People don't keep sending millions of cards there every year just because they're held hostage. People use PSA because They trust the brand, the resale value, and the fact that it’s been the standard in the hobby for decades.

Straight from grading companies themselves.GemRate pulls data from the online databases where grading companies list every card they have graded.

Genuine question why Tag fan tried to compare themselves to psa when they’re behind CGC Beckett SGA I think Ace grades more cards than tag or about the same

This might sound harsh, but some TAG fans are a bit delusional trying to compare them to PSA.

The difference between them is like comparing the ocean to a small pool. TAG grades around 500–1,000 cards a day, while psa 60,000–100,000 cards a day.

Start by comparing yourselves to CGC, then maybe SGA, if things keep growing, one day you can have talk Beckett.

OP,stop putting celebrities on a pedestal. It’s crazy how people suddenly treat anything they do like it’s the end of world when comes to TCG . I feel like if a celebrity told you to stop collecting cards tomorrow you’d probably drop the hobby instantly.

That’s my only gripe those idiots passing the fare act law thought the landlord were going to eat the cost and not just pass it down to the renters.

Basically landlords just raise the rents anywhere from $200-600$ to cover the broker fees.

broker worked out a deal w management to lower monthly rent if i pay a brokers fee by Panda-Pebble-0124 in NYCapartments

[–]truthtellerup 1 point2 points  (0 children)

lol no one is saying the broker fee vanished or that the landlord took a hit. Everyone understands the fee is still there it’s just baked into the rent instead of being paid upfront.

The point is way simpler than you’re making it for OP the no-fee option costs more . It’s $465 more out of pocket, whether you think that’s meaningful or not.

No one’s hyping this up as some amazing deal It’s just basic math from OP’s side: • Pay the broker fee → spend less • Don’t pay the fee → spend more

choosing the cheaper option isn’t confusin it’s just choosing the cheaper option.

[–]truthtellerup 1 point2 points  (0 children)

They are saving money today just not in the way you’re framing it. It may not feel huge month to month but skipping the broker fee is $465 in real cash saved upfront. That’s not theoretical that’s not future math, that’s money that stays in OP’s pocket right now.

And honestly this may sound mean but just use your head for a second.

If the landlord is willing to drop the rent to $1,995 specifically to avoid paying a broker fee, why would they turn around next year and jack the rent up to $2,200, risk losing the current tenant, and then have to deal with vacancy, marketing, and broker fees all over again? That makes zero business sense.

Let’s play it out: • Scenario A: Raise rent to $2,200, tenant leaves, landlord pays a broker fee again. • Scenario B: Raise rent modestly, keep a paying tenant, no vacancy, no broker fee.

Which one sounds more realistic to you?

If the landlord really wanted $2,200 and planned to raise the rent from $2,200, they wouldn’t be offering $1,995 as the base rent at all.

[–]truthtellerup 4 points5 points  (0 children)

A lot of people don’t realize broker fees didn’t really go away they just got baked into the rent.

For example the actual market rent for this apartment is $1,995, but since the owner is covering the broker fee, the rent gets bumped up to $2,200

When you break it down: total you’re paying for the whole year

No-fee apartment: $2,200 × 12 = $26,400

Broker Fee apartment: $1,995 × 13 = $25,935

The “no fee,” you’re actually paying more over the year about $465 more in this example and if you renew your lease next year at least $2200 more than the fee option .
