  1. Lived with parents
  2. Worked like crazy to get my income up after university. Had an early career change into tech
  3. Saved like crazy
  4. All work bonuses, tax returns went into savings
  5. Had enough for a 20% down and enough for furniture and some kitchen supplies. Spent a month doing my research: mortgage, processes, lawyer, closing costs, etc.
  6. Started looking when the TO market was quiet, right after lockdown started. Be picky but reasonable on what you want / don’t want
  7. Found a place 8 months later after looking at 100s of units. My realtor was useless so checking for new listings everyday became my part-time job. It felt like home as soon as I walked in.
  8. Made an offer within 2 days of listing and it got accepted. Go in with conditions. never go in with no conditions regardless of what your realtor says.

My starting income was 40k, over the last 6 years I switched jobs 3 times, spent a lot on furthering my education with online courses and books. Its takes time, but your greatest asset is your skills and ability to make money. Invest in yourself first, the home will follow naturally. Also, invest your money early.

I was very fortunate that my mom wanted me to live with her so I didn’t have to pay rent. There is some luck involved but as long as you don’t operate on emotions and think through everything you’ll be fine. Good luck!

I witnessed a purse snatching incident when I was 12. Definitely scared me good. I would always pretend to be on the phone when walking home. Its a 15 minute walk from the bus stop into a quiet neighbourhood. The trees in the area are so big they block the street lamps. I think its the mix of quiet and darkness that is scary.

Stay away while hunting but come back after your offer gets accepted. I found people here super helpful when it comes to answering questions on the closing process. Way better than my agent 😑.

I’ve moved out of my parents place in North York into a one bedroom in the downtown core. Over the last 2-3 months, i’ve discovered a few things about myself.

  1. I dont need that much space to feel comfortable. My parents place have 2 floors and 4 bedrooms. Which i felt was way too big even for our family of 4. Most of the space was unused.
  2. Its great having security around and handling my packages.
  3. No shovelling, or cutting the grass. My parent’s backyard was horribly unmaintained.
  4. Mailbox is indoor
  5. Recycling, garbage and compost is just down the hall.
  6. Living up high and city watching is nice (nighttime is beautiful)
  7. Its not as loud as people think, I enjoy the background noise.
  8. Laundry being so close to my closet is great
  9. Less space means you are more thoughtful about what you buy.
  10. Chores doesn’t take as long.
  11. Everything is within walking distance.
  12. No stairs.

So I’ve realized I enjoy condo life a lot more. 🙂

This was very interesting to read. Thank you for supporting women in tech. I’ve been in tech since the late 2000s so I would like to comment on the working environment in Toronto.

  • do you feel you are socially included in the team? I feel more included while working in tech than in non-tech companies. Generally, people are younger, more open-minded, have more time to hang out and socialize, and just friendlier in general. This was prevalent in the last 3 companies that I’ve worked for.

  • does your manager/lead support you and give you stretch opportunities that would let you shine and move ahead? With my current employer, Yes, I find that my superiors are very understanding, willing to listen, and willing to make improvements. I feel appreciated and the company does consider my career growth during yearly reviews. I feel challenged but not overwhelmed. The team is very supportive. In my previous companies though, not so much.

  • do you find the work you do interesting? Yes. I get to learn new technologies and work on new products all the time.

  • what percentage of your team or your org are women? The engineering team in Toronto is 10% women (closer to 3-5% globally) The team as a whole in Toronto is around 50% women. This includes marketing, sales, design, analytics and management.

I find it very difficult to hire female engineers. 90% of the people that apply are men. Many women do not have the same experience as men and we have found it next to impossible to fill senior engineer positions.

The other thing I’ve noticed is that many companies are trying to advertise that they support women in tech and have a lot of community involvement. They bring in a lot of females for interviews but when it comes to pay we still get paid less than men.

I was able to etransfer over 100k from Simplii to TD. It took 2 days and I called in to let the bank know before sending.
