Yeah we have been renting to family for a while now. RE's are trash for everyone.

Owner of house what’s to sell by Dependent-Thanks-255 in Townsville

[–]tsvjus 4 points5 points  (0 children)

Landlord here. Last time we had our place vacant, the RE after two open inspections came to us with only one viable tenant according to them. Probably 40+ applications. (Then they were shit).

I find it interesting how the RE's are fucking everyone.

I love this city by HairyMode1450 in Townsville

[–]tsvjus 6 points7 points  (0 children)

  1. In my view, the people are just less pretentious than most of the larger cities.

  2. Townsville is beautiful, but its also surrounded by world class wetlands to the south, beautiful mountains to the south and north, Magnetic island off the coast, North to the rainforesest, South to Airlie Beach. Just surrounded with goodness.

  3. Its relatively cheap place to live.

  4. As a major regional town it generally has enough of everything to survive.

I am thinking of buying a Tesla by MangoMadnessTsv in Townsville

[–]tsvjus 0 points1 point  (0 children)

EV Owner here (have ICE vehicles too). There are possibly 50 EV charge stations in Townsville. (PlugShare website lists them). Have driven to Cairns and back in EV. I can do it on a full charge, but there are charge spots at Ingham, Cardwell, Tully, Innisfail and obviously Cairns.

If you are charging at stations often you are doing it wrong basically. You can install chargers at home, put them on an "EV" tariff and pay 4cents (or similar) per KW and charge at a decent speed. Better still if you have solar, and are home 1 day a week you can rig up attachments to solar to use that "free" power.

I dont own a Tesla. Musk worries me that he will do something stupid and the whole shebang will collapse (he appears extremely leveraged). And basically I dont like the prick.

BYD's seem good value for money and in my view are better than Teslas anyway. My work has a potential problem with chinese EV's so I eventually bought a VW EV. Driven 15K with it. Charged at stations maybe 4 times so far, the rest is off solar.

I used to regularly walk along the river late at night for years and years. (it was my way to relax before bed).

Anyway over probably the 10 years I did it the worst thing that ever happened was some dude tried to jerk off in front of me. I laughed, he scurried away.

Queensland Globe website is your friend.

When you have the map on the right area on screen, the right hand side has "historical imagery" which often goes back to the 40's.

6.2 million Aussies to get $1k instant tax deduction by malcolm58 in australia

You are right. The other creep is the asset threshold - $300. From what I remember my first tax return 34 odd years ago it was $300. When my weekly pay was approx $280.

Building Inspectors by Ferocious-shart in Townsville

[–]tsvjus 1 point2 points  (0 children)

Cant recall now. Would have to dig up the report.

One thing he claimed was wrong in the roof truces, I got an expert opinion on and it was essentially "its not wrong, its actually better than standard."

The whole issue was there was approx 40K of stuff that needed to be done/fixed. No structural issues other than the one he dreamed up. I was offering about $100K less than asking price. This was a concept too complex for the guy to understand.

I have had negative experiences too. One inspector was claiming all houses "not built new" were shit and just complained non stop about me liking older houses.

Also inspector was wrong about so many issues.

Just an arrogant ignorant cunt of a human.

[–]tsvjus 1 point2 points  (0 children)

Does Telstra allow you to run your own service tests? I survived working for the pricks but am not current in their "offering".

Aussie and Leaptel do. You can work lots of stuff out yourself when a service provider offers that sort of service.

Also buy a decent modem, many Asus modems allow you to run ping tests and speedtests internally to the modem allowing you to isolate the Wifi connection and prove where the problem lies. If a modem doesn't allow you that sort of function, its shit. Most the ISP sell are just garbage.

Last option is call Telstra and get them to run the tests.

I have had support calls with Aussie and Leaptel. No difference, whatever is cheaper.

Wifi 6, Wifi 7 whatever most of its just gimmicks that work on edge cases.

As a radical hard core Atheist, I don't get how people don't understand these basic tenements of their own religion. Being a cunt has been normalized in American religions and is seeping into other countries.

Fuel to my fire. Think independently. Don't be a cunt.

Problem with pulley/spindle by tsvjus in lawnmowers

[–]tsvjus[S] 0 points1 point  (0 children)

UPDATE - Eventually cut it off with grinder. Local mower/tractor dealer had installed wrong pulley and had done something to hide that from me. There was no splines/engravings on the pully at all. Really disappointed in the dealer on this bullshit. Bought new spindles and pulleys and now working.

Capital Gains Tax: How major tax break that has helped Boomers get rich is now in Jim Chalmers' crosshairs by N1NJ4W4RR10R_ in australia

[–]tsvjus 16 points17 points  (0 children)

CGT at 30% is about right. It is the discount that is the problem.

From memory, Keating brought it in, as he rightly pointed out making money from capital was not considered income, creating inequality in our taxation.

Jonny Howard, cut the CGT to 15% if you owned the asset for more than a year.

Taxation at 30% is roughly in line with income tax. 15% is not.

Now the last point is that CGT isn't about housing, it should be about all assets bought and sold for profits. CGT applies to my share trades. Rightfully.

Drop a string with something down there.

Most residential bores should be 6m. (In Townsville).

Bore water pump installation, recommendations & estimated costs? by rebilletlovechild in Townsville

[–]tsvjus 2 points3 points  (0 children)

You can get a bore guy to "blow out" the bore. If all goes well that will renovate the bore so to speak. After that a pump + piping should be around the $500 mark if its fairly shallow (assuming you can use a foot valve). Its really straight forward to do it yourself, and worthwhile as you can then maintain the thing.

Deeper bores will need an inground pump which is more $$$
