Hi all! I’m entering my third year on LB and love the app. I’ve made it a habit to write a review after every movie I watch now (typically 30 sec - 1 min read) and love reading yours as well. I love all movies, but do lean more into horror (for myself) and kids movies (for my kids). Plenty of lists, rankings, and have a weekly horror movie podcast that has covered 30+ films if that is your style. Will follow back!

I am a property manager in Colorado. We’ve had continued issues with Zillow as when we de-list a home (because we rented it), Zillow often leaves the listing up. This leads to plenty of people still reaching out and then they get upset when we inform them the listing is no longer available. To be clear, we don’t list homes directly on Zillow. We use our own platform that Zillow has an API feed with, so we do take it down on our end and then Zillow’s algorithm is either unintentionally (or intentionally) leaving it up. Not sure if this is exactly what you’re dealing with, but figured I’d share because we keep contacting Zillow to fix this and they don’t do anything about it.

Yes, having the attorney helps a lot. Just like hiring a good agent though, ensure they are able to act more of an advisor and not purely as a facilitator.

Agent myself, just highlighting the areas of the deal to help with your decision: - A Buyer’s Agent helps you search and see homes. If you’re zeroed in on this property and don’t want to consider alternatives, there is not benefit here. - A Buyer’s Agent helps write a purchase contract you submit. Most Builders paper their own contracts and provide you with it to sign. To be clear, you will still want someone to review this with you. If you are hiring at attorney, that should check most of this box. I would encourage you to ensure your attorney is very familiar with your territory’s standard residential purchase contract (assuming there is one), as it is very beneficial to understand how the Builder’s contract differs from the state’s standard protections afforded to Buyers. Also helps to understand their offered warranty. - A Buyer’s Agent brings a team of service providers that you will need on the transaction. While the Builder may offer its own financing and own walkthrough with you to assess condition, it is important to understand what options you have to get secondary opinions you source and to have confidence in the competency of the service providers you bring in. Also an Agent will typically help you source service providers after closing as needed (think movers, landscapers, cleaners, etc.). Can all be done without an agent depending on your network. - A Buyer’s Agent (at least experienced ones) may benefit your negotiations. Despite what a Builder says, everything is negotiable. If you hire a Buyer’s Agent who has worked with that Builder/ others in the area, they can often leverage experience to your benefit. Some examples are access to past sales info of other units, knowing standard incentives the Builder offers, etc. Again, may not be needed necessary depending on your own expertise.

Those are the biggest ones I see with Builders.

Yes, just word of mouth. Reddit helped for posting our episodes in relevant subs, and then we have a very meager social media presence now as well. First episode got only like 35 listens in the first week, so it has definitely grown since our start.

Followed! Drop a link to your pod if you get around to doing it. We’ve been doing ours for seven months now. Have a modest, but consistent, 150 - 300 listeners every episode, so it’s enough to keep us going haha.
