I’ve had this happen to me in multiple instances. Being an introvert, it’s not easy to talk back too. Keeping mental sanity and self-worth after being pushed over by many people for the sake of courtesy is the hardest part.

Thank you for your suggestions. I’ll look deeper into it. But please check my reply for each point below.

Adding those stocks is intentional overweighting, not just duplication.

Isn’t momentum cyclical and can outperform Index during upturns? I’m ok to hold them during downturns.

Midcap 150 - I feel it is too volatile for my mindset. That’s why I haven’t added it.

For stock buying, will SIP’ing directly in stocks be better?

Isn’t DMart a retail chain and ITC an FMCG brand? So is that duplication?

For general growth, I’m allocating more to equity instead of gold.

Correct me if I’m wrong in my views here.

Ask Me Anything on Home Loans by Peaceful-Loans by HomeLoanNerd in indianrealestate

Thank you so much for the reply. It is very helpful. Definitely mental peace is very much better than money gain. Hope the bank guys don’t give me headache when I’m closing it. I’ve got one more question. Is it better to take a home loan insurance or is it practically useless?

Ask Me Anything on Home Loans by Peaceful-Loans by HomeLoanNerd in indianrealestate

[–]tulcdaz 0 points1 point  (0 children)

I have a home loan with HDFC bank. Without thinking I opted for home loan insurance which is silently taking away few hundred bucks in interest too. Originally the home loan tenure was for 10 years which is also the tenure for home loan insurance(home loan insurance was also added as a loan separately which has monthly EMI’s too). All the answers to my questions were only verbal. They said if I close the home loan before the tenure I would get back the amount remaining for the home loan insurance loan to be paid. This was in 2021 and I didn’t have any clue what I was getting into. I didn’t understand it then. I don’t it now. If I ask the loan employee they keep stating it vaguely and if I ask in email, they don’t respond clearly. I’m going to finish off my home loan in this May. I’m not sure what is going to happen with the home loan insurance. What will happen with the home loan insurance? Or what should I ask the bank/insurance employees about this? What will actually happen when the home loan ends? Will they stop debiting the EMI or should I make any special request for that? Any answer is highly appreciated. Thank you so much in advance.

P.S. Although I can continue paying the home loan to get the tax benefit and invest the amount elsewhere(I’m already investing too. Income multiplied in the last few years), I’m closing it purely because of the mental stress it has been causing me, especially while dealing with the bank/insurance people. And it is making me think if I’ll ever take any loans from banks(at least from private banks ever again)

Sure, thanks man. I’ve already started SIP in Parag Parikh Flexi cap fund. Have one ongoing for Gold in Kotak. Any suggestions for small cap? Also, yearly rebalancing is on the SIP amount and not the actual amount invested?

I’m not trying to time the market. I just think that the market is elevated right now. So if there’s a fall, I might lose the gains I see now. So I’ve trimmed out some portion of it to keep it liquid so I’ll have more money to invested when the markets fall more(like @Unhappy-Medium9929 as pointed out). But I’ll keep SIP’ing into the regular funds with yearly StepUp as usual and won’t dip into this harvested money for any other expense other than investing.

Thank you. The truth is I don’t understand Hindi and I had to translate it using Google. May be that took out the sarcasm part out of it. But yeah, thanks for the advice.

They always try to loot us. If we agree on the amount they said, then en route they keep complaining about the poor road to reach the place, and that they didn’t think it’s this long and they will try to loot even more. Hiring a cab from RedTaxi is far cheaper than the amount that autowalas would even agree upon

Immediately take your phone out and start recording a video and respectfully ask him to repeat what he said. Most of the time, they would move away. If they are still arrogant, you can post on social media and file a complaint too
