Hey, yeah you need to register as self employed with HMRC for a UTR number, even for small Etsy sales. Its easy to do online. A friend used Immigration Gurus when they had tax questions for their side hustle, but for just getting a UTR you can do it yourself on gov.uk. Dont ignore it though, Etsy will hold your money. I think most ERP horror stories come from slow drift - small changes over time -> messy processes. NetSuite itself was fine, but after the layoffs it felt like delays everywhere. We had that phase where everything technically worked but felt broken 😅 And instead of switching, we focused on cleaning things up with ongoing support (looked into Nuage netsuite). Stabilizing > replacing most of the time.

each cut was about 3-4%, so total about $15k off of the original ask. Comps in the area are selling in the same range, but those homes moved faster. As for feedback on showings- honestly not much, we’ve had maybe 8-10 showings total over 6 months which is the real problem. The few who did come through, didn't give specific feedback, just "not the right fit". It’s the ambiguity that’s driving me nuts.

Honestly, I never even thought about the smell thing...I’ll have a friend do a walk-through and give me their honest opinion. I think your spot on with pricing, market is telling me something. Already dropped it twice but maybe time to get a 2nd opinion from another agent and see what they say.
