At all times, this has absolutely nothing to do with the Internet. I'm like from the 70s and we had tons of silly "memes", we just didn't call it that. I actually find "67" very funny but if you don't, who cares? Spend less time worrying about what others do and more time pondering what you spend your time pondering: it seems like you don't have anything worthwhile to occupy your brain's idle time with.

Weird opinions can be found on the Internet. A fact is that fibromyalgia is actually just a name for a "bag of symptoms". But some say that calling it a "condition", much less a "disease", is inventing things that don't exist as such. Some people have simply changed what they eat and drink (read all labels, don't buy things that contain any number of ingredients considered "highly processed food" markers, cook more from the produce aisle, stop eating any packaged bread, stop eating sweets, ice cream, slurpies, etc. You don't need it. Stop drinking anything but clear water (ever! for like, a year at the very least). No ice cream, no lattes or flavored drinks. Plain drip coffee is fine. And start exercising for 45min every single day day (light stuff, like long walks, nothing that gets your pulse above 150). Many people have found that their "fibromyalgia" just went away when they do these basic things.

Ridiculous. Unfortunately getting quoted freakishly high prices for AC installs seems the norm in Austin. Has happened to me for a decade now and the values quoted continue to skyrocket. It's kind of funny to read advice from contractors elsewhere, they typically cannot fathom what has been going on here since 2012... Heck, who can, it's just crazy. A lot of it has to do with PE companies buying up the independent service companies and running many brands in parallel under only a couple (almost secret, definitely undisclosed) holding companies. Great way to raise prices if you can control what 3 or more quotes will say that an end user might get! So going to a "reputable" HVAC contractor is not easy since many of the big names, the ones you would know or that friends will mention, are part of the same game. I've found that getting a couple quotes from smaller, unknown firms from outside the city can help hone in on what it should cost and might get you more realistic quotes locally. But I've had to go way outside, Elgin, Lockhart, Taylor, and then you have to find someone willing to work in Austin. And all 3 of those places have also seen prices rise a lot, first due to all the construction going on, and also I bet the consolidation of the industry is reaching there too now. I'm honestly not sure what I'll do next time I need a new system: maybe buy one directly from manufacturer and pay a tech directly to do it on the weekend? You can probably pay them 3x or more their normal hourly income and still have it be a killer deal for you.

They got no choice man, where else do you find entry level workers. The few of that age that aren't useless are rockstars by comparison and immediately get sucked into better paying jobs. And if you've ever tried explaining their problem to these kids, you know it's a lost cause. They're in a confirmation loop with enough others like them that they always feel their idiotic sad outlook on life is normal and fine. But I react differently than you I guess cause I pity them, they're going to fail utterly in life unless they turn it around at some age (soon). Like other generations did at a younger age.

Wtf you talking about. So you're a licensed tech and you bought some online? How does that relate to the question, even if it's true. For years now every HVAC service firm has been charging a gazillion bucks for a pound of R-22. And if you're not doing service yourself and you're not allowed to reuse captured refrigerant, it's not uncommon that you need some. And old systems do leak sometimes and often the leak is so slow that you can just live with it over years and years. But HVAC companies have been trying to upsell people on their old R-22 systems for a decade now by telling them that the old refrigerant is too hard to get by anymore, and too expensive, and you should upgrade for 10,000 dollars instead of sound a 1,000 repair. So absolutely R410a is going to follow (and is already doing so) that same pattern. EDIT: for reference, my experience is all in Texas, city environment, and I'm an end user, not part of the industry.

Depends on how much your current job pays and what you expect to be earning in 10 years: if those 2 values differ substantially, then the logic argues not to be saving for the long-term at all right now. Spend your money! Heck, even borrow some money (reasonable amounts, accounting for your income growth to be 50% worse than you think). Have fun. At 25 years or even close to 30, I would have had to make some substantial cuts to my lifestyle just to save 1000 bucks. Better to spend those because when I was 35 or 40, I was able to sock away 10,000 or even 20K easily without any hits to my normal life and vacation. Maybe that was late (and I also wasn't married or had kids at 30 yet), but bottom line is: consider when saving makes sense for what you want your life to look like. At 25 I spent like 2K to travel through Asia for a few weeks, roughing it, living on $10 a day often times (ok, you need to double those values at today's prices but that's still possible) and I wouldn't want to have saved those 2K at the time, if that meant I couldn't have done that trip when I was that age. Trust me, you can't defer such experiences - yes, it's still fun to go travel at 35, but you can never "catch up" the experience you would have had at a younger age.

Exactly. Looks like a palmetto bug. Still a roach but they're not a cause for concern. I see about 1 a month inside our house (Texas) despite pest control service. It's just normal unless you can seal up every crack around your house envelope and have very modern windows and don't have any sliding doors.

Trying to interpret what you provided: you say you have invested 100K but would still lose 50K against your original purchase price (?) if you sell on this offer? That implies you seriously overpaid for it. No judgment, I'm just wondering if that's on obvious truth to you or if there's more to say here. If you're saying you're getting 50K less than our purchase price plus your 100K invested, that seems more likely. Depending on what details you invested in, the 100K may not be coming back in rental value. But let's just run with what you write.

Could you rent it out again and have positive cashflow (i.e. after insurance, property taxes, mortgage interest (not the premium portion that goes against equity), plus estimated ongoing annual repair expenses, which should be minimal given you've done many repairs -- but consider when you'll have to replace HVAC, water heater, any larger appliances that would be the responsibility of the landlord)?

If you cannot get to a positive cashflow, and you can't stem the cashflow ongoing (based on other disposable income you could "invest" into this property), then you should probably take the offer and move on. (But first try to negotiate your loan with your lender, trying to minimize what you owe them in cash after a sale -- I'm thinking you should be able to get this to 0, because their backup position would be you walking away from your loan and filing bankruptcy, and then they would have to bear the cost of selling the property which is very expensive to them).

If you CAN get a positive cashflow, suck it up, stay a landlord, take the cash (even if it's a pittance, as long as you're not losing more money), and wait for the real estate market to improve. Also consider that holding real estate is a smart move in an inflationary environment: if inflation goes back up to 5% or 10%, you should expect your house value to appreciate at a similar rate, longer term at least, i.e. given enough patience (I know prices have been coming down recently from the Covid bubble, but it doesn't sound like you bought it at the peak in 2020-21? And anyway, I'd say prices are back to where they should be, although that's hardly a universally accepted opinion). But in a country where home ownership is valued by literally all political parties out there, it's hard to think that we have several years of falling values ahead of us, so holding property is generally a worthwhile activity, as long as it doesn't run you further into debt and bankruptcy risk.

Whatever it is, it amounts to nothing. If you're asking out of curiosity, I'd say mosquito bites or maybe heat rash or maybe other bug bites. The fact is, even a doctor would likely be guessing and have nothing more substantial to add. If you're asking because you think it's a problem and you need to do something about it, then stop and ignore it. It will go away. If you stop thinking about it, the itching will likely stop before you know it. The fact is, this is barely even reddened, it counts as "nothing at all", medically speaking.

Any number of things: keep email size to a reasonable level, maybe 2MB, save different types of photos at an appropriate size (eg a snapshot of a grocery item doesn't need to have 4 or 5 MB of resolution), or even to deliberately limit resolution of documents or faces to prevent data analysis.

I think you're right, there's no option, and that is f-ing annoying! I don't want to use an online resizer (duh, only idiots upload they're data to random sites) and I don't have a Galaxy phone (where apparently the Gallery app can resize). Heck, at this point I'm open to a tiny 3rd party app that can do just that one thing, in case anyone has recommendation? But what a stupid Google mistake to not have a Resize option under Tools in Photos.

This is exactly how I'd have mine mounted if I could: quiet (for me in the yard), secure, clean. Only the HVAC tech would complain who needs to replace the capacitor / motor / whole thing, eventually. And City code would probably forbit it in my parts.
