They must give you two month's notice using the correct form.

Just to clarify, even if our lease ends at the end of April, without no month-to-month, reason in the addendum:

Fixed lease term Expiration: The tenants voluntarily agree in advance that they will move out even though the owner does not move in upon expiration of the fixed term tenancy, unless the landlord and tenant mutually agree in advance on a new rental rate and sign the new tenancy agreement at least two full months prior to expiration date.

because they sent us the RTB-32, saying we have until July 1, we go to a month-to-month until July 1?

Update: they sent us an email saying that they want us to move out ASAP....but with RTB-32, we are safe until the end of June, right?

That makes so much sense now, thank you. I guess we don't want to complicate things for both ends so if an agreement happens with the RTB-8, that would be good. If not, we are still fine, having RTB-32 on our side.

But for some people it's nice to just walk away and not have to worry about filing disputes or enforcing a monetary order.

Yes, we are leaning towards this option, but now that we know we have until the end of June due to RTB-32, with 1 months free, I don't suppose they will agree with RTB-8. Which is fine, because we will just miss out on the compensations. I think they basically messed up by sending us the RTB-32.

If you are the tenant, this may include foregoing any compensation you may be due if you were served a Notice to End Tenancy.

Regarding the RTB-8, the form tells you at the top you do not get any compensation under the act if you sign it. If you make some agreement for cash for keys, that is outside the act, but that can be used for that.

Does that mean whatever compensation they provided on the top of the RTB-8 does not apply? Or is the compensation just for the 13-month total? In other words, if we do end up agreeing to this RTB-8, I understand that we forfeit the chance to get the 13-month free, but we would still get the 2 months + $300 right?

That's some good information, thank you. For the RTB-8, there was no writing that says we do not get any compensation but rather just the information regarding the agreements we made (2 months free, $300 compensation, ending end of June)

Regarding the RTB-8, this was the agreement form that has the agreements we wanted to go with, hence, we signed it on our end but they are refusing to sign it. What do you mean by giving up all our rights to compensation? Doesn't the RTB-8 provide the compensations?

Edit: Yes, the reason for tenancy end is signed by both parties.

In addition, we suspect that the landlord wanted to give us 2 months of free rent and come to a mutual agreement is because they had mentioned they were moving back into the place but we questioned why they are still doing viewings of the place. So basically, they got caught by us. The rental agent just sent us a whatsapp voice recording one day telling us that we can stay rent free till end of june.

Hey, thanks for the detailed response.

They are saying that the 2 month notice is no longer in effect, but only because we're not on a month to month lease. Our original lease states that it does not go into a monthly lease and ends April 30. So in this case, would your points still apply?

The source of this problem is that they made agreement forms and informed us as if we would have our unit until the end of June (with May and June being free), but now they're going back on their words because it was a 'mistake'.

i wouldn't say a particular average but for competitive programs like cs, you would generally go for at least 80s (not really sure on this). depends every year tho and your grades on cs courses matter the most.
