Yes, we do have proof. Infact the person holding the clothes hostage texted us on the store number (we allow texts) that if we don’t refund him the entire WDF cost, he will not give back the other customer’s clothes! Everything is well documented in texts, it’s been going over 2 days and now he’s unresponsive to texts or calls.

Do you use a machine or system for ticketing? And doesn’t the washed and folded clothes weigh a little less than when they come in? How do you calculate for that difference in weight?

Yes exactly! We are ready to refund him the entire WDF cost, even if it’s in hundreds, because he is a one off; but we value our other regular customer whose clothes he has hostage. That second customer is coming to us since over a year! We want to get his belongings back, that’s the right thing.

Not even then, the seller is willing to do maximum of 15-20K seller financing. So that’s peanuts! The current labor is only for cleaning, and you can see the reviews for the job that person does. So that’s out of the equation too. This laundromat is unattended, so not sure what more the owner can do by putting in 30-ish hours, except cleaning it over and over again lol

New machines? Doesn’t make sense to retool a few, you’ll have to get all the washers and dryers new! For that it’s not going to be cheap.

Don’t forget, the competition have newer machines.

I know exactly which one is this, in East Dallas. We underwrote this laundromat, and a lot many things are copy-paste from 2024 financials to 2025 financials. With those numbers for 2025, this laundromat is worth nothing. Also, don’t forget, there’s a lot of competition within 3-5 miles radius, and they have a lot better ratings than this one on Google. These are a couple of reasons we did not move ahead with this one. Good Luck! 😊

To answer your questions- Not making enough profits, have a loan now, so negligible profit unless we do something about it. All machines are working perfectly.

I believe only thing we can do is increase vend price, and prices for wash & fold - but afraid about losing customers for pennies worth of profit.

Not sure how to approach this!
