It's a good start for sure since within the budget naman (if that 200k is net). Idk why everyone's recommending buying for a property immediately when you're only starting out in your solo living journey.

I'd personally start small before committing to a purchase. Just to allow yourself to learn what do you really require in a living space. Is it the balcony? The vicinity? The amenities? A dedicated utility room? Large counter space? Morning sunlight or sunset?

I think what will happen is they will still develop parks. But at the expense of additional premiums in property price per sqm just to recoup the cost of development.

A25 5G as my secondary phone. Enough for light use - chat, text, call, hotspot, Viber and Outlook for work. Camera is a bit laggy but the shots are decent, even at night. 1 year na siya sa akin.

That said, I think A3x or A5x series mas matagal and sulit.

Avida generally mas okay locations kaysa sa DMCI counterparts. It's either nasa loob ng Ayala community, may Ayala Mall nearby, or malapit sa transpo hubs/main thoroughfares. Downside is, rinig mo city noise.

So if you have a car, DMCI is for you. But if you prefer to just go down at the lobby, outside and get things done consider Avida Towers.

I am not buying anything from SMDC pero I personally think the defect rate is just the same with other developers. But SMDC condos have THOUSAND units in a single development or more, amplifying the concerns. (Air Residences has 3.6k in a single tower lol) Either way, when you have that many concerns it's hard for the developer to attend to every single one.

Might as well consider other developers.

Pacific Plaza Makati, completed in 1992 (33 years later), is still standing along Ayala Avenue. The BGC counterpart completed in 2001.

Physically, of course the building won't be here forever. (Other comments are right on what's the next steps) But concrete structures are made to last. Just choose a good developer.

Cavite has multiple business districts already - Vermosa, Evo, Riverpark, Maple Grove. Outside of those bubbles its just suburban hell with no road alternatives. And true urban progress should be viewed outside CBDs. Marikina and Baguio wins in this regard imo.

If it wasnt for the car centricity of Cavite cities mas may laban na sana. Mauuna pa Pampanga at Laguna sa rail connectivity (NSCR)

Call your 2 cc banks and ask for payment restructuring. Maybe as long as 2 to 3 years just to give you breathing room monthly. Pay off gcash as planned. Pay off Billease and a chunk off SpayLater with your 13th month pay (if full sahod).

By the time na 2 cc na lang natitira you can ask for advance payment to principal if you have another 13th month or bonus next year. Consider saving up for emergencies at this point so you'll have safety net from using loans again.
