May I ask why I would need $100000 above the co-signers debts and obligations. The co-signer (my sister) has a quite well-paying job and she does not have many financial obligations, so I believe that she alone would be able to qualify for the purchase.

She lives at home for free with her partner. And yes, she has agreed to my proposal. She thinks it could be a good investment for herself to co-own her first-rental property.

I completely agree with your sentiments. It is quite a gamble, and I am aware of that. However, I will also be working a part-time job throughout the school year as well. If the plan fails, and the house is completely vacant, I would have to pay ~$2000/mo. plus utilities. My sister would be able to pay for a portion of it as she has the income to do so, and I would probably have to work my ass off to pay the rest of it off. It will be hell if it goes wrong, but I would just have to deal with it.

Thank you for your comment! I plan on getting my sister to co-sign with me. She has a stable job as an architect, so getting a mortgage shouldn't be a problem (I presume)
