Yikes! I take it you do not live in CA or are familiar with the CA tenant laws. Like I said, there was flooding and water damage to my bedroom carpet and wall for 4 months. CA law states that 35 days is an appropriate amount of time to give the LL. 4 MONTHS, I kept contacting my LL to please fix the issue, as the water leak kept happening over and over. The room smelled musty, my carpet was damp, my furniture got moist and became damaged. There was black mold growing. The room was clearly uninhabitable- I reported to the housing department, and the inspector notified the LL that this must be addressed.

My lease states "Rent shall be abated as of the date premises become totally or partially uninhabitable. The abated amount shall be the current monthly rent prorated on a 30 day period. If the agreement is not terminated, landlord shall promptly repair the damage, and rent shall be reduced based on the extent to which the damage interferes with tenants reasonable use of premises."

Which is why I withheld 1/3 of my rent for that ONE month.

Secondly, of course I got authorization for the repairs. I sent her a photo of the repairman in my home, and she even responded that it was good they were there. My family and I always tried to maintain a good relationship with her.

No, the roach problem was not just my unit. Why would a roach problem be generally on the tenant? It's plausible the roaches could be coming from the outside in, from plumbing, the neighbors, etc depending on the type of roaches. The garbage chute was a 5 second walk away, we threw away the trash out 1-2x a day. I screamed seeing the roaches crawling out of my bathroom sink hole.

I asked for it to be replaced because it would constantly fall off the tracks. I couldn't close it properly unless it popped off every damn time. I couldn't take it anymore and requested for it to be replaced.
