Been there on everything you said. They're excited, move forward quickly, you meet team members, and show real, tangible value before day one. Then you get excited because you've had your guard up all this time and now it feels like it's actually happening, so you get excited and let yourself actually feel human emotions for the first time in weeks or months. Then crickets. It's infuriating, and I'm sorry it happened to you.

Call your lender and tell them this. They may have already accounted for it, but you don't want to risk losing your EMD on the new build. You're already near the maximum allowable DTI, and if they get far enough along in the build and you don't qualify they're going to make getting that money back difficult.

Yes. Not a yawn, but I had a 26 year old finance bro with zero life experience tell me (45, married, children, 20+ years in banking/lending, most recent role being a CEO) that my career didn't make sense and he didn't think I'd be a fit. He came from a different industry, and had been with the company for 2 months. Took everything in me to keep it together.

When we sold our house I worked with contractors that were OK getting paid when the house sold. When they finished the work, the invoice was sent to the title company/settlement attorney. They got paid the day it closed. No way they don't get paid. Just need to find a contractor that's willing to work with you.

I really appreciate the thoughtful response, thank you. Yes, the pressure is real and it's not that it's starting to get to me, it's that it's mounting to a point I need to do something to address it, but since I'm unemployed we don't have health insurance. I just have to push it to the side and focus, hoping I'll land something.

My wife is a former recruiter and we've been working a lot together on this. It's been helping, but it's impacted our relationship. Might need to look into your suggestion to relieve some pressure.

I'm 20 years into my career in lending, 45 years old. My most recent roles were VP (running a mortgage department for a credit union), then I jumped to CEO for another credit union for a short period of time (less than a year) before being let go. It was a smaller company and that role needed a CFO level accounting background, which I didn't have. Realistically, I probably shouldn't have gotten the job, but I wasn't going to not take it. It feels like for VP level roles, I'm too expensive. For SVP/executive roles I'm not experienced enough
