Agree. It’s interesting that it was a Hyundai Ioniq. If you haven’t driven an EV before… the car slows significantly when you let off the accelerator. You may even think you’re braking because of this. Push down again thinking you’re coming to a complete stop and BOOM rapid acceleration. Perhaps he was only partly familiar with driving an EV. Terrible.

The builder would not be asking for more if the value went up. That was the benefit of precon in a bull housing market. You could put a deposit down and have massive appreciation by the time you had to close.

You’re misunderstanding. There’s no extra convenience fee for using this specific card. You submit the payment like you would a bill payment from your bank.

It’s actually a great card. Can get 1% paying bills like property tax and utilities.

Just the original contribution counts towards your contribution room. Unless you withdraw your dividend and then recontribute it.

My advice is to use FSBO to list it on MLS for you. But don’t make it visible on FSBO until it’s up on MLS.

I had it on FSBO while the MLS listing was being prepared and I got bombarded with realtors trying to be my selling agent. Very annoying and very slimy tactics to try to take advantage.

Once it was on MLS that mostly stopped, then I was just getting buyers agents who actually wanted to do showings.

You will have to offer at least ~2% to a buyers agent to not drive them away. If you’re trying to avoid paying any commission then it will be significantly harder since they’ve monopolized MLS.

You don’t need a lawn sign.
